It becomes so obvious when bots respond to your posts...It's more apparent now than ever, especially since I started building them this past weekend. I'll never have bots respond/post because I think genuine thought and opinion are...genuine...
This may be the best video explaining the year in the mortgage and real estate industry that I've seen...the first car is January...we transition quickly to March...

Four years ago Elon Musk purchased Twitter and made it into the X we have now.
I have been online since 1979 and there is no better place than X. This is my home and I have an immense amount of gratitude for the people that build it and the people that have made it their home.
Thank you @elonmusk deep gratitude.
And it sinked in…
Because they overbuilt the area expecting that the Covid lifestyle freedoms would exist forever...
I’m not much of a Nascar’er but this clip is cool to watch if you track the lead car start to finish.

Do CRE bros know how long it likely takes for some of these foreclosed buildings to come back online? I recall seeing many stories in DC of $100m buildings selling for 20%. At some point, will we see a cycle where nice buildings rent cheaply and draw more employers to the city?

JUST IN: US startup successfully produces the first ever gold grown in a laboratory
Readers added context they thought people might want to know
Gold atoms have been produced in labs for decades via nuclear transmutation (e.g. Seaborg 1980s, CERN picograms); this unverified tiny-scale company claim from Oct 21 is not "first ever," not scalable production, and not "grown" like diamonds.

To my prior post about homeownership rates being so low in younger people. lol
Homeschooling Parents Sit 25-Year-Old Down To Have 'The Talk' buff.ly/reGL5Jq
I’d like to point out that this likely isn’t as disastrous as the statistic shows. Everyone wants to make it sound like it’s because buying a home is that far out of reach…when, it’s equally part lack of desire to buy in younger people. Plenty can afford, many choose not to.
The best part of prepaid is the “I’m going to settle on the 2nd so my first payment is two months out..”
Soooo, your cash to close goes up by almost a full payment if you do that.
✨Mortgage Prepaids👇
🔸Prepaid Homeowners Insurance - Lenders typically require you to pay the first 6 to 12 months (or up to a full year) of your homeowners insurance premium upfront at closing to ensure the property is protected from day one.
🔸Prepaid Mortgage Interest - This covers the daily interest that accrues on your loan from the exact day you close until the end of that current month, bridging the gap before your first regular monthly mortgage payment begins.
🔸Prepaid Property Taxes - You will generally pay a prorated amount of local property taxes covering the period from your closing date through the end of the current tax cycle or year to ensure enough funds are available when the next tax bill is due.
🔸Initial Escrow Deposit - Lenders often collect an extra 2 to 3 months of property taxes and insurance payments at closing to seed or cushion your escrow account, making sure future bills are always paid on time.
🔸HOA Dues - If the property belongs to a Homeowners Association, any required advance or prorated dues are collected at this time
I’m not entirely sure yet. At first, when we were ordering in early Oct, they all pushed back asking for an extra $200.
If volume stays 💩y, I can see them staying the same. If volume ramps and everyone pivots at the same time to the 3.6, I could easily see a set price higher.

I started the weekend with no bots…I’m finally taking a break to go for a trail run to get away from my computer.
Currently tally, 16 bots. One group of five, a group of three, and the rest independent.
This week will be fun…
What changed in football this year that has so many crazy scores in < 60 seconds to close out games?
I'm thinking about a weird bot feedback loop and am curious if it's already alive and well. People are creating bots to scrub online content, then creating bots to answer "in my voice"...so the bot is likely reading what other bots posted in the voice of some person that may not actually be the voice or the real thoughts of that person...and everyone just has their bots communicating with other bots.
Half the videos I hear people in my industry creating aren't even their thoughts or words; it's a "Give me a script of 170 words for a reel on this topic in my voice."
Maybe that's why podcasting or video is really the only way to get authentic thought moving forward...
My daughter hit someone last week in my (more hers these days) SUV. I’m driving it around this morning with the bumper and front quarter panel banged up and can say that people notice, and seem to drive/walk differently around me. It’s kind of funny to see… the people that normally walk slower than molasses across the street on the crosswalk seem to jog consistently now. lol
