Most rentals make you choose: cash flow or making an impact in your community. PadSplit says you can have both. Instead of renting your property to one tenant, you rent it by the room. That can mean up to double the NOI of a traditional long-term rental. And for the tenants? Many PadSplit members can’t qualify for a traditional apartment. They’re the nurses, cooks, drivers and retail workers who keep our cities running, and they’re being priced out every day. Enjoy better returns for your efforts and offer affordable housing for others. 👉 Check out this link to learn more: bit.ly/4yXFAvN

Your first deal is probably sitting in a call you haven’t made yet. Once real estate investors have a few doors, they outsource the grunt work. They’ve earned that. When you’re starting out, the grunt work is your edge. That’s where your first deal is hiding. There are a lot of downs before the ups. And if you quit in the downs, you never earn the ups. So get clear: Where are you trying to go? What does winning actually look like for you? Because if you don’t define the destination… You’ll never know if you got there. Do the work others won’t, so you can live how others can’t. 💪

He was overpaying the IRS by $85,000 a year. Big W-2 income meant his rental losses were frozen. All that depreciation just sat there, doing nothing. So he made two moves: 1. Qualified as a Real Estate Professional: 750+ hours, tracked and audit-ready. That unlocked the losses. 2. Stacked a cost segregation study, pulling decades of deductions into Year 1. Projected deductible losses went from $200K to $400K, and roughly $85K off his tax bill. 👉 Check out this link to see what Gelt can do for you: hubs.la/Q04vybMr0

His condo lost $100K in value. Instead of selling, he turned it into a rental. A decade later, he walked away with a $290K gain. In 2007, Vaibhav Puranik bought a Los Angeles condo for $550,000. By 2011, it was worth just $450,000. With a baby daughter and a house with a yard on his mind, he had a decision to make. His agent asked how much cash he had. The answer? $80,000. Enough to buy a house and keep the condo as a rental. So that is exactly what he did. He went on to buy single-family rentals in Dallas-Fort Worth before moving into multifamily syndications. When buying one house at a time felt too slow, he put $100,000 into an apartment syndication and negotiated a condition that earned him a general partner seat. About 10 years after buying that original condo, he sold it for $840,000. Today, his portfolio includes three single-family rentals and general partner stakes in 40+ apartment units. Sometimes, your biggest real estate win starts with the property everyone else would tell you to sell. 👉 Read the full story at bit.ly/47yNik1.

Same house. Same mortgage. Potentially 2.5x the rental income. 👀 The strategy is co-living: you rent by the room instead of to one tenant. And PadSplit makes it easy: → List your property → Get booking requests from vetted tenants → Stay in control of your home Learn more at bit.ly/4yXFAvN.

For 40 years, wealth has been moving faster in one direction: from people who earn it to people who own assets. Scott Galloway’s advice is blunt: “As fast as you can, move from being an earner to an owner.” There’s more than one way to get there: stocks, a business, real estate. But the path to real wealth runs through ownership. Which side are you on? 🎙️ Listen to the full conversation at bit.ly/4kaPxRU.

He was making 500 to 600 cold calls a day. Between restaurant shifts. Andres was waiting tables and playing jazz when a mortgage rate hike priced him and his wife out of buying a home. So he stopped waiting for the market to fix itself. He started calling every Zillow listing he could find. His first deal, a wholesale assignment, took nine months and nearly broke him before it paid off. The next one took nine more months of rejection, 200 to 300 calls a day, and getting fired from the restaurant twice for taking seller calls mid-shift. Then he found co-living, renting properties out room by room, and rebuilt his entire business around it. Now he owns 10 properties, manages four more, and runs 107 co-living rooms. That’s about $27,000 a month in gross cash flow, and he takes home $12,000 to $14,000 of it. Along the way, he’s GC’d 29 co-living conversions for other investors. Not bad for a guy who got priced out of buying a home. 👇 Read the full story at bit.ly/47jcNpv. 89% of Boomers believe younger workers should pay higher taxes so their Social Security checks don't get cut. The generation that had arguably the greatest economic timing in modern history, holding 50% of the nation's wealth despite making up only 20% of the population, wants current workers to pick up the tab. Meanwhile, younger Americans are facing record home prices and high rents, and paying into a system that might not pay them back in full. Taxing the generations with the least to protect the generation with the most isn’t a good solution. What's your take on this? Let's talk below.

Scott Galloway (@profgalloway) is an entrepreneur, NYU Stern School of Business professor, and author of The Algebra of Wealth. After launching numerous companies, working as an investment banker, and becoming a bestselling author, he’s earned the right to share his contrarian takes on building wealth. So when he talks about what he’d do differently, it’s worth listening. “If I had to do it over, I’d just buy single-family rentals.” 🏠 Galloway says the tax advantages are hard to beat, and as long as you don’t over-leverage yourself, there are few better ways to get rich slowly. $90K in tax write-offs without IRS Real Estate Professional status? Here is how the STR loophole works: Buy a turnkey, fully furnished short-term rental through Rent to Retirement. Use a cost segregation study to write off ~30% of the home's value in year one (~$90,000). Offset your regular W-2 income to save up to ~$33,000 in taxes. Hand it off to professional property management for hands-free passive income. Learn more about the STR program at bit.ly/4jeHljn.
