Swanson says the city needs thousands of shelter-rate units built right now. But that's something Vancouver can't do on its own. Though the city might offer up land for social housing development, it doesn't have the budget to actually fund its construction.

...but the new building will only have 140 units of shelter rate, resulting in a net loss of 17 units overall. So, while 188 units of shelter rate are currently under construction, the reality is that 140 of those do not exactly represent "new" shelter-rate stock.

It's true that not including lost units makes some of this data misleading. For example, the Roddan Lodge contained 157 units of shelter rate until its demolition in 2017. It's now being rebuilt...

“I feel like there's just a lot of missing information,” Fiona York at @CCAPdtes told me when I showed her the numbers. She says 500 units of low-income housing in the DTES were lost in 2017. But, while below market, it's unclear how many of these were actually shelter-rate.

However, these numbers only tell part of the story. They don't reflect how many shelter-rate units may have been lost in the past 9 years, nor do they seem to include already-built housing that was converted to shelter, such as when BC Housing bought the Jubilee in 2017. #vanre
