Price discovery for the TH owners in this building who were hoping to cash in on the Broadway plan.

Developers pleading with Gov to allow them to sell our homes to those who live in an even more "Impossibly unaffordable" city. "We need the richest people in the world to buy our new builds or we can't build". Basically. Seems like a good model chapman.edu/communication/_f…

Replying to @FIVRE604
April - 97 condos sold, (March was 73) . These numbers are insane compared to our heyday

March - "Of the 910 units released in March, only about 8% sold within the month, well below the 27% seen in March 2024 and the five-year average of approximately 41%"
Feb - 15% absorption rate. Yikes. Looks like they changed some rules to help developers.

"The site benefits from being located not only in the City of Van Broadway Plan but within the 800M tier for the TOA policy. Developers- Move density from this site to another site Heritage Density Transfer" !!!! 🤮

Perhaps, If the deposit on a home is the deciding factor, you shouldn't be buying a brand new place with a yet to be determined value at closing.

We should increase the price of Potash by 25% if he decides to pause the tariff. We'll remove the increase when all new tariffs are gone.

Yikes. Definitely the lowest absorption rate I've seen. May 2024 "This figure is lower than expected due to current market conditions and the timing of these launches, the majority of which occurred in the latter half of the month" Still....May is a prime launch month

Developer says his projects pencil ok because he paid a reasonable price for land, but others didn't. Solution? No suggestion to pay less for land going forward, only to drop the required 20% at affordable rates for PBR 🙄 So predictable storeys.com/vancouver-broadw…

the 20% below market mandatory rent is inclusive of the tenants who were kicked out during the demolish/rebuild stage. What happens to them? If they change plans and build condos instead, are those people just f'cked?

The nice thing about Freedom, you can change your plan to a better plan (assuming you didn't buy your phone from them). With Fido, I couldn't even see the deals, they were invisible to existing customers.
