In Los Angeles and San Francisco, Democrats are battling over what "affordable" really means. motherjones.com/politics/202…

Elections have consequences.
As a consequence of electing Supervisor Mahmood, more homes are getting built in San Francisco! The benefit of voting pro-housing, thank you Supervisor and Mayor @DanielLurie!
Major news: Over 2,000 new homes - with 267 co-ops, 133 affordable homes, 115 senior affordable homes - are coming to the Western Addition.
Today, Mayor Lurie and I are introducing legislation to help finance and build one of the largest investments in the neighborhood in years at Freedom West.
A historically Black-owned co-op, the new Freedom West project will be a historic undertaking. Every existing co-op owner will have access to a new co-op, ensuring no resident is displaced. A 6,000 sq ft STEM Innovation Center will be built. And development will focus on local hiring between our labor unions and community - ensuring a project for community is built by community.
Legislation to create a Special Use District and authorize a Development Agreement is being introduced today, is expected to pass in the months ahead, with the first phase of senior homes to break ground early next year.

I had a great time riffing with @jessezwick on the Housing Action Coalition's new podcast about #LA, playing off of the almost-30th-anniversary of the publication of The Reluctant Metropolis. #cities #mayors

Bill’s book taught me so much about LA when I was first getting into local politics. Was honored to have him on the pod to talk about the mayor’s race, the growth wars of the 80s and 90s, and whether LA can turn the growth machine back on again.
30 years ago, the "The Reluctant Metropolis" was released.
We spoke with author Bill Fulton (@BillFultonVta) on the LA Mayor's Race, housing, and more on our latest episode of "In Search of a City: The LA Housing Podcast"!

Here's our joint letter w/@HACdotorg asking CA Sup. Ct. to reconsider state agency decision to classify public-private ground lease as public subsidies, which unjustly burdens infill with additional delays and requirements:

I’ve been working on single stair reform for years. @HACdotorg sponsored a bill in Sacramento this year and we’re honoring leaders from Culver City on Single Stair reform.
Any framing that this is single stair reform in SF is factually inaccurate. @SFjkdineen @DanielLurie
For years, housing advocates have championed a change to this design rule as a way to encourage construction of smaller multifamily housing projects in San Francisco. Now, it’s finally happening. sfchronicle.com/bayarea/arti…

A small infill developer shared their pro-forma with me.
Fees amount to *20%* of total project costs.
Mortgages for homebuyers will be be at least $1,212 / month more expensive.
If CA Democrats want to advance an affordability agenda, start by cutting housing fees.

Leslie is an incredible advocate for DTLA.
We’re lucky to have folks like @Leslie_Ridings and @Cassy_Horton advocating for the residents of the neighborhood 🤙
Did you know LA gets over 30% of its tax revenue from Downtown?
Leslie Ridings of @DTLA4A makes the case downtown is too often ignored on "In Search of a City: The LA Housing Podcast."

Thanks for featuring a Downtown voice! Check out @Leslie_Ridings talking all things LA housing policy. The future of DTLA is residential, and we’re all in on more neighbors, housing, and vibrancy in our community.

LA has the highest rate of overcrowding, the lowest homeownership rate, and the most unsheltered homelessness of any major city in the US.
What is *doesn't* have is a regular show devoted to the issue of solving its extreme housing shortage -- until now!

I am incredibly disappointed & frustrated that AB 1903, my bill to reform construction defect liability, just died in the Senate. Critical components were amended out Friday & it was ultimately held by the Senate late last night — missing the midnight deadline for concurrence.
