The biggest category error in all of US life, in my opinion, is misguided belief that "single-family zoned" neighborhood is a galactic permanence, like gravity, or light. It's not. Governments created it specifically to hurt specific people. We can un-create it whenever we want.

Strictly speaking, the evidence of recent years is that we cannot build more houses

We actually don’t need to sell off federal land for housing — we have room in our cities and suburbs. We need density not sprawl!

Republicans banned a record number of books in the last school year, as a new report highlights. I don't ever want to hear another Republican tell me they're the party of "freedom." bit.ly/3TMpin7

On Jan. 1, I wrote a long thread on need for "relentless pragmatism" in blue-state housing policy. Now that CA's 2024 legislative session has wrapped up, let's take stock and see how they did. 1/20 teapawt.net/CSElmendorf/status/174…
A 🧵 on what I'd like to see on the housing front from California & other blue-state policymakers in the New Year. In two words: relentless pragmatism. What would this mean in practice? Read on. 1/25

How can we solve homelessness? "This admin must redirect funds and resources from carceral responses and prioritize access to affordable, safe, inclusive housing with compassionate voluntary support services." -@SiyaHegde NHLC Attorney testifying at the White House yesterday.

Housing in America is expensive where the good jobs are, and cheap where the good jobs aren't. This is why YIMBY is so important.

A lot of people complain that SF spends a bunch of money to address homelessness but doesn't actually question where it actually goes. Lets look at the recent purchase of 42 Otis as one example of how massive giveaways to the Mayor's allies siphon away critical dollars.

It takes 23 months—a hair under two years—for a fully entitled apartment development in San Francisco to secure building permits. We need shot clocks and third party reviews and inspections.

I'm on a task force on hurdles to building better places, and contrary to much dialogue here, it's more complicated than just "regulations bad... build, build, build." We've identified 6 buckets of problems, and improving conditions in one doesn't necessarily affect others. 🧵

CA should make sure #HousingIsAHumanRight for all its residents. Rather than a race to the bottom to see who can make the streets the most threatening, let's see what a race to the top looks like. Thanks @latCarlaHall @latimes! #HousingNotHandcuffs! latimes.com/opinion/story/20…

It's important to remember that the idea of "expensive cities" and "affordable cities" is new. Historically, variation in home prices could be explained by variation in (a) incomes and (b) available flat land. Since 1960, variation in development regulation has changed that. 🧵
San Francisco housing prices started rising quickly in the early 1980s, shortly after the city enacted a landmark citywide downzoning in 1978.
