The world is changing fast. Apartment rents in Austin are rising again (barely) for the first time since early 2023. Austin was the poster child for the apartment supply boom, pushing down rents for 41 straight months. But construction has rapidly tapered off, vacancies are gradually leasing up, and rents are starting to tick back upward. Not a boom (yet?), but an inflection point.

El que està passant és que construir simplement no és prou rendible. Cal pensar que entre 2002 i 2005 el preu de l'immoble pujava un 15% l'any! Això gairebé garantia guanys de capital al promotor. En la darrera dècada ha estat del 4%.

Això ja indica que la idea de "construir més" així en general va coixa. Evidentment, això el Banc d'Espanya ja ho sap i apunta que la manca d'habitatge és en realitat un problema de sis àrees urbanes.

Had the misfortune of hearing the news headlines today on the radio, I’m sure it’s just a coincidence that the first story was a really positive piece on how AI helped to spot a problem on the internet and a couple of headlines later that Barclays are laying off 5000 workers as it relies more on AI. Promoting AI positively so that you don’t feel bad about 5000 people losing their jobs to it 🙄
