The best players in Indian real estate don’t rely only on relationships. They rely on information. They verify before they call the broker. They pull the records before they make the offer. They know the registered transaction price in the neighbourhood before anyone quotes them a number. Today, with @LandeedInc Labs team, we’re launching what we wanted to build from day one: Terra Terra is India’s most intelligent property AI for the smartest operators in real estate. Paste an address, survey number, listings link or property question. Get ownership history, encumbrances, court cases, real transaction data, and risk signals backed by actual records and groundwork, not guesswork. A user told Terra about his property next to a biryani shop in Chennai. Terra found a municipal announcement from that week: he was eligible to build additional square footage on his plot. He didn’t know to ask. Terra found it anyway. That’s what information edge looks like in Indian property. Built on three years of groundwork. 26 state integrations. 500 million+ documents. 22 languages. Indian property has been a who-you-know market for as long as anyone remembers. Terra is how it becomes a what-you-know market. We power competence 🐘

Today, @LandeedInc has been selected for the Anthropic × AWS Agentic AI Accelerator 2026. We’re building Terra - agentic property intelligence for India. Terra reasons across title, ownership, transactions, encumbrances, litigation, surveys, and property records to turn fragmented property data into decision-ready answers. For buyers. For lenders. For developers. For institutions. Not another chatbot. A reasoning layer for India’s largest asset class. Intelligence beneath the surface. Try Terra : web.landeed.com/terra

At the stroke of the midnight hour, a nation woke up free. Nearly eight decades later, an ordinary Indian still can't easily answer the simplest question about the biggest purchase of their life: is this property actually mine to buy? Ownership taken on faith. Fraud that surfaces only after the money is gone. Political freedom came in 1947 - the freedom to own a piece of this country with certainty is still unfinished business. That's what Terra is for. Ask in plain language, the way you'd ask someone who actually knows. The answer comes back grounded in verified government records. Not a guess. Not a listing someone paid to put in front of you. Search was never the hard problem. Certainty is. Knowing what you're buying before you sign - not just what you've been told. Indian property, finally legible.

Every piece of property software has the same flaw: it forgets. Not a small flaw. Property is the one decision people don't make in a single sitting: you check a record, trace an owner, compare a plot, then come back days later. The entire category was built to forget all of it the moment you close the tab. Every return visit, you start over. We think that's backwards. A purchase this size shouldn't get an intelligence layer with no memory. So Terra remembers. You pick up exactly where you left off. The area you were checking, the survey number you were tracing, the owner trail you opened, the budget you had in mind - all still there. Because nothing resets, you keep building a real picture of what you're buying instead of covering the same ground twice. You see more each time. Just say: "Continue from where we stopped." And you're back on it in seconds. This is Terra T3.1: Persistent Property Memory. The point isn't memory for its own sake. It's that intelligence should compound. Property decisions take time and the system working on them should get better over that time, not reset to zero. Search was step one. Memory is step two. Action is next. 🚀 Link to Terra T3.1 in the comments

We just launched Landeed Pulse. Here's why we built it. If you've ever bought an apartment in Hyderabad, you've seen this play out - the listing says one number, the broker says another, the owner hints at a third, and the registered deal closes somewhere else entirely. One apartment, four prices. And every property platform in the country shows you the asking price - the number designed to anchor you high. Nobody shows you what was actually paid. This is the core problem - Indian real estate runs on opacity. Buyers negotiate blind. Sellers price by vibes. Brokers fill the gap with stories. The only people who know the real price are the two parties who signed the deed. That information just disappears into a registrar's office. Meanwhile your apartment is probably the largest financial asset you own. And you have no way to track how it's actually performing - no price history, no growth rate, no comparison to the land around it. Every other asset class gives you a live ticker. Real estate gives you opinions. Pulse changes that. We organized actual registered transaction data across Hyderabad into something you can read in 30 seconds - how your apartment complex has performed, where it stands, and whether the market around it is heating up or cooling down. Not listings. Not estimates. What people actually paid, on stamp paper. This is the kind of clarity that should have existed ten years ago. It doesn't require insider access or broker connections - just someone willing to make public data legible. That's Pulse. See every market at a glance, ranked by conviction.

Terra by @LandeedInc is live on @ycombinator . Three years to build the property data layer India never had. Where it stands today: 26 states (largest coverage in India) 500M+ title records 22 languages Indic OCR built for the handwritten and scanned records nobody else could read Most "property AI" in India is a model sitting on top of someone else's data. Terra is a model sitting on top of infrastructure we built ourselves. YC's first lesson is simple: build something people want. Millions of consumers do. So do Fortune 500 India - the largest banks, the biggest developers. No chatbots. No wrappers. No prettier reports. Verified records and footwork. At @LandeedInc , we power competence. Property ownership in India has always been a who-you-know game. Know someone in the registrar's office? You get answers. Have a family lawyer? You get clarity. Have neither? You wait, guess, and hope. 900 million Indians own property they can't fully describe. Not because they're careless - because the system was never built for them. Two days ago, at @LandeedInc we launched Terra 🚀 Paste an address. Ask anything. Get ownership, encumbrances, court cases, real prices - in your language. No middlemen. No gatekeepers. No guesswork. We're turning Indian property from a who-you-know market into a what-you-know market 🔄 For the first time, information isn't a privilege. It's a feature. What would change if every Indian could understand their own property? 👇
