Honored to be named a 2026 CREXI Platinum Award winner — my fourth time in the past five years. The award recognizes the top 0.005% of more than 125,000 commercial real estate agents nationwide.

I am once again honored to be recognized by @CREXinc as a Platinum Broker (awarded to the top 1% of commercial agents nationally). This is my second consecutive year to be recognized as a Platinum Broker. A special thanks to all my clients that make awards like this possible!
If your firm has purchased 1,500 properties over the past 30 years then you can provide POF for a little $450,000 mobile home park. #timewaster
Requesting a 50-year term for seller financing (at 4% no less) is a new one for me. My client would be 112 at the end of that term.
If you’re presenting an offer via a script the listing agent knows this and your offer has no credibility. Waste of time.
If the seller is 62 years old perhaps double think your offer before submitting one with a 50-year seller carry. (Plus at 4%)
Saying “something considerably less than (price)” is not an offer. Those of you using this tactic and this script are wasting time and hurting your chance of every acquiring a property.
How do you lose three games to Penn State in one year with this roster??? This has been the worst coaching job for Illini Basketball perhaps in history. Maddening.
Illinois basketball seems to have more player control/charging fouls than any team I’ve ever watched.
I believe it was 1982 when I saw a referee collapse and die at an Illini vs. Michigan State game. I hope I didn’t watch a NFL player pass away tonight.
