One week of calling my contractor 5x a day netted me exactly 0 calls back.
I did a lookup of his house (that he rents) spoke with his landlord and got the contractor to respond to me within 10 minutes.
What’s the lesson here?
Pretty pumped I was a staunch hardass about location when acquiring some small multifamily properties.
I listed a unit 2 weeks ago. This is probably the slowest leasing season I've seen yet (10 years in).
I've had exactly 1 showing in that time span.
That showing converted into a high quality tenant at full market price.
Over a long enough time horizon, there’s a 1 out of 1 chance that I start a fire with a toaster oven.
Glad I still have a house. 🤠
Out of state investor who “refuses to take a loss” flies in to turnover a rental property.
Brother, you’ve already realized the loss.
An expensive lesson:
My neighbors wife, who holds many masters degrees and thinks very highly of herself decided to forego consulting with an agent (I offered) to rent a small commercial space.
Her biz is centered around classes, hoping to have a minimum of 20 occupants for the economics to pencil…but they didn’t bother to define their need against the state building code before they signed the 3 year lease.
They just completed construction and got their C of O.
Approved occupancy: 8
🤢
Just carved some new treads into my old crocs like a crazy person.
Thought I was a pretty well balanced person until it came time to throw these away.
Just made this in my normal oven.
YouTube has officially changed my life.
Thanks to @gfc4 for the recommendation.
Certificate of Occupancy obtained!
This was a 5,700SF office build-out inside an 80,000SF industrial building.
~5 months start to finish.
Closed the acquisition late April with @StorageStache1
Vetted contractors and engineers in May.
Drawings done and demo/work kicked off mid-July.
Hammered it through August.
Tenant moved in mid-August and ran operations out of the breakroom while we finished the office.
New policy for contractor deposits.
I’ll deposit the 50% you’re requesting up front, however, you have to sign a contract that I completed my deposits $ worth of work on your personal house.
If you skip out, I lien your house. If you perform, we dissolve the contract.
