With Mamdani closing in on 90% odds to be the next NYC mayor, real estate people are losing their minds.
Let me break down what his policies actually mean for property prices in the Big Apple đ§ľ
âSold above askingâ starts with a price the seller chose
Homes in the San Francisco metro sold for ~2% above their final asking prices on average in @ParclLabs latest 30-day data. Parclâs metro home-price index is down ~2.9% over 30 days
Selling above asking doesnât mean home values across the market are rising
Parcl research through August also looks inside SF city, exploring the AI boomâs housing impact and the Sunset Districtâs bidding wars
You can trade San Franciscoâs metro housing index long or short on Parcl V4.
Whoâs buying a home in the city the world visits?
Nearly half of the homebuyers relocating into the Las Vegas metro came from California, according to @ParclLabs latest 12-month estimates, as of September 2026
If youâre researching housing demand in Vegas, California is a good place to look, too.
Being up on the year doesnât tell you how easy it is to sell today
In Indianapolis, Parclâs home-price index is roughly 4% above a year ago, but 3.6% below its July peak. Around 56% of active listings have cut their asking price
The Motivated Seller Index tracks those adjustments: how many sellers are cutting, by how much, and how quickly they cut again.
9 of the top 10 most motivated to sell major housing markets in the United States are officially in fire sale territory.
The motivated seller index is a score between 0 and 10. It reviews every home seller in the market, are they price cutting, how big are they price cutting, and how fast are they price cutting. A 10 is the highest score.
Today, all of the following major markets are above the 7.5 threshold for fire sale:
Kingsport, TN: 7.94
Youngstown, OH: 7.9
Indianapolis, IN: 7.88
Dayton, OH: 7.73
Austin, TX: 7.63
Asheville, NC: 7.59
Denver, CO: 7.58
Flint, MI: 7.51
Eugene, OR: 7.5
The Fed meets this week. Hereâs where US housing stands going in.
Parclâs national home-price index fell ~1.01% over the past 30 days, including â0.15% over the past week.
Sellers have cut the asking price on ~44.8% of active US listings. In @ParclLabs closed-sales data, homes sold an average of ~2.0% below their final asking price over the past 30 days. That measure covers states where sale prices are publicly recorded.
Freddie Macâs average 30-year fixed mortgage rate fell to 7.32% last week, from 7.40%.
Next up: September new-home sales on Tuesday, Wednesdayâs Fed decision, and GDP and PCE inflation figures on Thursday.
Say a friend joins Parcl V4 through your referral and trades $2,000 in eligible volume this week.
That adds 2,000 to their rewards score and 1,000 to yours.
Your share of the total eligible score determines your share of the weekly USDC pool.
New Yorkâs sellers are holding firm. The year-end housing bets look more cautious.
Inside New York City, 28% of listings have cut their asking price, according to Parcl Labs.
The two leading outcomes in @Polymarket's quarterly NYC market both put the year-end home-value benchmark below $458K, compared with around $468K today.
NEW YORK: Shocking that NYC is the third most stubborn housing market in the country
Itâs the only major metro in the top 10. Chicago is next at #16, with home prices roughly half NYCâs. Some serious pricing power
New York or nowhere?
Is the bottom in for Austin home prices?
The Austin metro housing index on Parcl V4 is down 4.76% over the past 30 days. But over the past week, it fell just 0.12%, with the latest daily reading down 0.03% at $194.12 per square foot.
Seller pressure remains visible in Parcl Labs: 55.2% of active listings in the Austin metro have had their asking prices cut.
Two-thirds of investor home purchases came from small corporate buyers in the first half of 2026.
Realtor.comâs latest report also found that large and mega investors were net sellers over the same period.
@ParclLabs adds a more recent look at the large landlords. In Q3, the eight rental-home operators in its tracker bought 572 homes and sold 4,395. Every one sold more than it bought.
The biggest landlords are only one part of the buyer picture. That matters when youâre putting money behind your view on US home prices.
Homebuilders are exposed to home prices long before a home is ready to sell.
65% of builders reported using sales incentives in NAHBâs October survey.
Thatâs a business case for housing-index markets: managing price exposure between buying the land and closing the sale.
You can be bullish on New York housing without wanting a New York address
Buying an apartment also means upkeep, taxes and someone to look after the place when youâre not there
Parcl V4 lets you take a long or short position on New Yorkâs housing price index, without buying the apartment.
Polymarket traders are leaning toward lower US home values by year-end.
Parclâs latest national home-value benchmark is around $413K. The three leading outcomes for December 31 all sit below $411K, with $407Kâ$411K the favorite at 31%.
Does US housing hold these levels, or finish the year lower?
US buyers have more homes to choose from than a year ago, but affordability has gotten worse.
September inventory rose 4.6% YoY, according to NAR, while its national housing affordability index declined.
@ParclLabs US price-per-square-foot index is roughly flat over the past year. Meanwhile, Freddie Macâs average 30-year fixed mortgage rate reached 7.40% on October 8, up from 6.30% a year earlier.
A lot of Palm Beach's housing boom happened before the "Silicon Valley South" headlines
Parcl HQ shows prices per square foot up about 69% since COVID, from $172 to $292
The steepest climb came in 2021â22. Growth has been much slower since, but prices are still near their highs.
Vegas inventory is piling up, but it isnât because more sellers suddenly showed up
New single-family listings are basically flat from a year ago. Sales are down about 7% on a three-month average
Roughly the same number of homes are coming to market. Fewer of them are clearing.
Miami City is still 7.5% below its peak and down 1.5% over the past year
But the last three months have gone the other way: +3.1%
@Polymarketâs Q4 Miami market is only just starting to price the quarter, and the early money is leaning softer
Is Miami bouncing, or actually turning?

There aren't a ton of obvious non-sports binary swap use cases with sufficient two-way demand that aren't already served by other, extremely liquid markets. BUT, here's one... đ
Q3 ends today for @Polymarketâs first quarterly US housing markets
Eight real-money markets, from US National to Miami, LA and SF, have traded ~$745K this quarter
Every outcome leading today traded in the low teens or single digits at some point this quarter. Today, all eight sit at 90%+.
The markets resolve against the Sep 30 @ParclLabs print. Then the format rolls into Q4.
Thereâs a lot hiding in the housing data đ

Housing views are starting to get priced in markets, not just argued about
Roughly $1.4M has traded across @Polymarketâs US median home value markets this year, with settlement using Parcl data
The current quarterly markets are averaging about 5x the volume per market of the earlier monthly set.
Market participants clearly want a way to take a view on housing
Parcl V4 extends that idea into continuous markets: long or short exposure to selected US housing markets, without waiting for a settlement date.
