Harvey is valued at $11B. Legora just raised at $5.5B. I built their entire web application in two weeks and I'm making it open-source and free for everyone to use. Say hi to Mike: mikeoss.com. When I got the chance to try Harvey and Legora, I was surprised by how simple they were. A thought came to mind: I could probably build something similar in no time at all with Claude. And so I did. Assistant, project, tabular review and workflows. You get it all without vendor lock-in. Mike offers law firms an alternative, where they own the application layer and aren't stuck with a vendor they're renewing forever. You can try Mike in the demo on the website, or go to the GitHub link on the site to download the code and run a local version yourself.

Update: Tandem stepped in and got the entire space leased in a couple months, at a rent much higher than asking! What Rafi Sands and his team are doing in the office market is unlike anything I’ve ever seen.
This is 128 King Street in San Francisco. Prime space, across from the ballpark. Not long ago, it would lease in days. Now, it just sits. Along with over 35 Million Square feet. Owner's a friend, very reasonable and motivated. Nobody's calling. What would you do?

One of the craziest things I have ever seen in my career happened, and I wanted to share it. So -- my team has long co-asset managed an office building in San Francisco as a one-off. An office tenant left a couple years ago, and there have been literally no offers since, despite the fact we have a great brokerage team working on leasing it. The market sort of is what it is out there. We got approached by a company called Tandem. I was a bit skeptical because what they did was so outside the box, but I heard them out. They basically work to fill office space by recruiting small startups that only need a very small area. They ensure that the startups work in similar industries, are complimentary, etc, and they manage the whole process of onboarding them, managing the space, etc. They mix and match tenants to fill the space, and then they then take a percentage of the rent each month. So -- because the market has been so dead and we see little hope of leasing the space, we gave them a shot. WITHIN 90 DAYS THEY FILLED THE ENTIRE SPACE -- AND WE ARE COLLECTING RENT MUCH HIGHER THAN THE ASKING RENT, WITH NO TI ALLOWANCE! They are YC Backed -- and their founder Rafi Sands is a great dude, and hustles like crazy! We are now giving them another floor. Just surreal what has transpired. A game changer!

1/ Why we invested in @Tandemspace by @RafiSands? The office market is shifting fast—flexible workspaces will hit 30% of demand by 2030. Tandem is building the “Airbnb for office space” to seize this trend. Here’s why we’re excited: 🧵

Have seen 4 cars in the Bay today driving without rear plates… and a guy on the side of the road removing his. This some kind of Berkeley tree squatters anarchy protest or what?

Smitten, a Jewish-owned ice creamery on Valencia Street, was vandalized last night. Several windows were smashed and one was tagged with pro-Palestinian graffiti. It remains unclear whether the vandalism will be investigated as a hate crime. missionlocal.org/2023/10/smi…

California hasn’t built a new UC school in over 2 decades, while the student population has grown massively, leading to lower and lower acceptance rates for California’s students. Here’s an idea for vacant downtown offices: Buy a cluster of them in DTLA, Sacramento, or SF, and swiftly open up a new UC system without a single CEQA battle. Converting offices to classroom is easy and cheap. If NYU can make vertical campuses in the City work, so can we. Like this? Pls retweet @CAgovernor

A startup born at Stanford University seeks to serve the “missing middle” in the office market by matching companies that have compatible profiles and hybrid-work schedules so that they can co-lease the same property and alternate days in the office. law360.com/real-estate-autho…

Coworking is bland, but 5-day/week leases don’t make sense anymore. We’re trying something different. If you’re a Bay Area company thinking about leveling up your face-to-face time this year - reach out! #hybridwork #futureofwork
