Two things can be possible at the same time: "There is fundamentally less belief we have decades of strong growth ahead of us" and "I remain convinced that all this data is a contrarian indicator and not a reason to turn more negative on India."
Akash Prakash is a neutral commentator. When he explains why FIIs have lost interest in India, it is worth listening. FIIs are now much less convinced about India’s growth story. Unless the Finance Ministry makes substantial structural changes in capital markets, including taxation, there is no clear trigger right now to attract foreign capital.

One of the biggest failures of India as a nation is waste management. We've allowed waste to invade our rivers, contaminate our land & degrade the very surroundings we depend on to live.

I’m posting this with zero dignity left. The past 4 months have been an absolute nightmare. My savings are totally gone, my bills are piled high, and I’m out of options. I’ve tried applying through standard channels, but I can't wait any longer.

Vivek bhai’s piece got me thinking about something else. How expensive is a home in India relative to the country’s per capita income? India’s nominal GDP per capita is roughly $2,700. A ₹1 crore apartment ($113,000) is 42 times India’s GDP per capita. Using a standardised 70 m² apartment (about 753 sq ft), the latest available city-price data globalpropertyguide.com/squa… and 2025 World Bank GDP-per-capita figures give these approximate ratios: Mumbai: 87 times GDP per capita. Bangalore: 37× Chennai: 32× New Delhi: 30× Hyderabad: 25× Shanghai: 29 times. Beijing: 24 times. Tokyo: 10 times. Paris: 13 times. London: 10 times. Berlin: 7 times. New York: 8 times. San Francisco: 8 times. Los Angeles: 6 times. We are building cities where housing costs have run far ahead of the country’s level of development.
Rehne ko ghar nahi My column in the Mumbai Mirror. Large Indian cities need homes which are priced between Rs 20 lakh to Rs 50 lakh. But such homes are rarely built. Maybe no one is interested. Maybe the math doesn’t work. Maybe they don’t want the math to work. Indeed, it isn’t the higher EMI that makes homes in Indian cities unaffordable, but the high prices they command. The problem with housing affordability isn’t that the Reserve Bank of India has raised the repo rate by 25 basis points. The problem is that the house already costs Rs 80 lakh to begin with. There are multiple reasons for the same. State governments find it easier to tax the buying and selling of homes through stamp duty than get homeowners to pay a reasonable property tax regularly. Builders are often fronts for politicians or have tie-ups with them, and thus need to finance local and state government elections. This gets built into the price. Land prices in cities are high. Bureaucrats want their cut. Given the lack of real investment opportunities in the economy and the headaches that come with it, many rich like the idea of investing in real estate. Hence, high home prices are a symptom of the weaknesses in India’s economic system. mumbaimirror.com/opinion/reh…

RBI: The way I see it, there is no reason NOT to hike. -Inflation is above target. More than half of the CPI basket items with inflation above 4%. -Oil high, food prices rising globally. -Currency pressures persist despite $140 billion in flows. -Growth above expectation. -Global rates rising. So 25 hike bps seems like an easy choice. But will they go beyond? And what will RBI do to signal how far the hiking cycle goes? This piece lays out the data: reuters.com/world/india/broa… And read here for the expectations in the market: reuters.com/world/india/mark…
