I own 11 apartments across Manila, Bali and Dubai. All bought in cash since 2019.
7 years in, my verdict: real estate is a terrible investment, and I'd be richer and calmer if I had clicked "buy" on an index fund once in 2019.
Here are the actual numbers, unit by unit.

Good read
People genuinely don't understand this:
1. The global average IQ is 84. It's not the only factor but it's a major one.
2. Most successful ethnic groups have an average IQ of 100-105. The highest (Ashkenazi Jews) sit at about 107-112.
3. In order for a society to thrive, it needs to have an average IQ over 100. 103-105 or so seems to be the threshold.
At 103-105, you get peak England, the Scandinavian countries or peak Germany. At 100 you get France, and at 98 Spain.
The difference between global domination and also-ran is surprisingly small; just 2-3 IQ points. Another 4-5 and you're a basket case country like the Philippines or Bulgaria or modern Greece.
4. IQ can, within a population, shift solely through genetics, by 0.5-1.0 points per generation.
Social factors can magnify that effect by 5-7 points.
Consequently, the functional IQ of a population can change enough in one generation for a society to go from "world domination" to " basket case."
A more realistic outcome is that this can take 2 or 3 generations to happen. Well, that is what happened.
People often misinterpret the Flynn effect and think that IQs are rising but they're not. They're declining.
5. America is now too low IQ to maintain its position as world hegemon. More so, current birthrate trends have us rapidly entering not just "also ran" territory but "basket case."
The only reason we will stay on top is because we're absurdly rich compared to the rest of the world so we have a long way to fall before anyone catches us.
6. Successful countries become successful usually through a long process of breeding themselves into a higher IQ and then matching that with a social organization that maximizes it.
All it takes is one bad generation to destroy what took centuries to gain.
This is why today's Greeks aren't like the Greeks of golden age antiquity, and today's Romans aren't like the Romans of old.
7. The highest IQ populations today are both not reproducing but also replacing themselves with low IQ populations.
Even Israel is only 1/3 Ashkenazi with lower IQ groups making up the majority of the country. It is worth noting that the Haredi (the cohort with the highest total fertility rate) is about 80% Ashkenazi, but I have no available data on their average IQ.
My point is that IQ does not appear to be an evolutionary advantage in the modern age and as such, it isn't being selected for.
This suggests that we're in a race against decline. We need to solve the IQ problem through technology before we simply run out of smart people living in functioning societies.
Coffee is actually quite healthy no idea why people would try to quit it
Red bull on the other hand is pure poison
That's what seperates us Miladys from the Rest

Just to get this straight:
Is this the place the passport bros advertised as the "next Dubai"??!
Anything in South America is always just one event/election away from communism or full on anarchy.
Skip South America and rather look into Asia and Middle East.
This is where the future is😉
A far bigger slave is the one who stays in "his" country & pays 50%+ to "his" corrupt government just because he was born in that place by pure chance
Imajin not optimizing for tax & getting robbed for 50% day in day out

Best thing about world politics is you can just sit on your balcony in Dubai and for the most part treat it for what it is:
Entertainment which thankfully is only mildly relevant to your own situation (inshallah 🙏)
one of the biggest capital killers in crypto is thinking you can constantly grow your capital no matter what
the truth is that opportunities to substantially grow your capital are extremely rare
most of the time, your only job is to survive, stay active and stay curious so you’re ready to go big when those opportunities come
That's why even if I should level up I'd continue to fly commercial🙏
A very tragic crash with a private jet once again
Before this crash the Learjet 60 was had fatal odds per trip of 1 in 1.1 million
To compare a good commercial airline like Delta has a 1 in 25 million odds, many airlines never crashed though so the real odds are even lower like 1 in 40 million trips maybe
So the Learjet 60 was already 40x less safe than commercial airliners
That's something I keep repeating about private jets, they're simply not as safe as flying commercial because:
- pilots require less flight hours
- private aviation is less regulated
- smaller airports with less or no instrument landing systems (ILS)
- smaller planes are more affected by weather (in this case icing)
The Learjet 60 now has fatal odds of 1 in 800,000 which is still about double as safe as the Cessna Citation (one of the most common private jets)
Most Gulfstreams still have flawless safety records though, G500/G600, G550, G650/G700/G800 never crashed, so if you are boarding a private jet anytime soon, I'd say go with them!
Insane footage
one day we are all "out of time"
Better make life count🙏
Rip
“Holy f*ck, we’re out of time” Heart crushing ATC audio captures the moments before a Learjet 60 crashed in Palm Beach County, Florida, killing all 9 souls on board.

Every asset you hold poses risks without any exceptions
The avg yield you are earning usually indicates the amount of risk you are taking💡
While real estate can't be hacked there is A LOT of other things that can go very wrong
The older you get the more you realize that MOST people are actually not very smart.
However in a democracy they all have the same voting power (like you)...
Now once you think that through you'll quickly realize that democracy in it's current form isn't a great system
Anywhere in Europe is fcked and it will get worse over time...
Some places are still a lot better than others but they all have one thing in common - they are trending down 📉

One week in Europe:
The Netherlands: Let's lure Anthropic to the Amsterdam Stock Exchange so we can tax and regulate them.
France: Let's tax internet. Pay per GB.
Germany: Let's tax income generated by AI.
Italy: Exit Tax! 26% on unrealized gains!
Ursula: Let's add Canada to Europe.
Poland: Hold my beer! Let's do a Coup D'Etat.
It appears the total downfall of Europe can be orchestrated in one week!!!
