Real estate agents are a dime a dozen.
Good real estate agents are worth their literal weight in gold.
While this is somewhat funny, kids shouldn't be intentionally scared. Be it at home or otherwise.
It's a perversion of their innocence in the same way many other adult-only situations are.
Folks can do as they please with their children, but imo this is harmful.
Most industries are slowly moving this way.
Opportunities go to the people who have execution edges and then the folks who are engrained in their industries as behemoths and have power thru some long-standing moat.
I believe there's a new type of owner-operator/business owner that'll be at the top of a lot of industries.
Some due to economic changes. Some due to the ability to leverage ai. Ultimately it'll happen because things the age were in.
There's gotta be some point to life and I think many of us here are looking to do something engaging and worthwhile.
For business, the settings are great if you're willing to spend time finding or creating an edge.
What used to take 7-10 years can be done in a matter of weeks.
Very exciting times.
The thing I like about real estate today is that you need some sort of an edge, can’t just buy anything anymore.
A few edges that come to mind
1. Self performing construction (with real savings)
2. Differentiated leasing program
3. Tenant in tow relationships
4. Real deal sourcing abilities and ideally direct to seller
5. Zoning and entitlement skills
6. Ability to close with cash very quickly if needed
7. Creative deal structuring
8. Public financing- TIF, abated taxes etc
tbh you probably need 3-4 of these on each deal
Whew. This his should be in the first chapter of biz 101.
Not to demean, but to set the reality of how things work. Fire post dawg. 🔥🫡
Do the people who do these posts realize it makes them look like amateurs?
This is called business. It’s hard.
Sometimes you can’t pay your vendors on time and sometimes your customers don’t pay you.
Sometimes you can’t make payroll. Sometimes you have to lay people off.
Sometimes you make a mistake, sometimes you’re on the other end of someone else’s.
Sometimes those mistakes are catastrophic. Sometimes people treat you like shit because they can.
It’s business. It’s hard. It’s often not intentional or personal and in all cases you adjust accordingly and build losses into your model as a function of revenue.
Lock in boys, it’s just business.
Spent 2 hours driving thru Highland Park University Park /Preston Hollow etc.... amazingly incredible homes.
It's time to get my money all the way up!
You Can See Everything is easily movie of the year.
Never seen anything quite like it. Home run on all accounts. 10/10.
I think Salesforce sticks around.
They may pivot to this model, but most certainly will exist...
Think this also means personal networks become way more popular and accessible. More power to the people.

Salute to the millennials still getting after it. 🤝🫡
I’ve been trying to put out this album since 2013, but I was never allowed to. it was stacked with features from Justin Bieber, Big Sean, 2 Chainz, and more. comment “BLOOM” and I’ll dm u the link to join the waitlist for Pages, my unreleased album. join now to become a founding member, and you’ll get the first track :)
What's crazy is the placebo. Seems like they always have *some* sort of positive result after these sort of trials..
1 day people want to you do a thing.
Another day they want you to do another thing the exact opposite way.
If you're in business for yourself the best way to do it is to do what suits you and your business 24/7/365 and to be unrelenting about it.
Customers come and go.
My mom wanted to add a shower to her bathroom so she got a contractor out for a quote. I told her beforehand its gonna be like 20-30k
Guy spends 2 hours at the house, probably another few hours at home doing the quote. Comes back at 30k and she's like nope way out of my budget
I'm like mom you wasted that guys whole day lol. She says it was a free quote, he offered to come out, she didn't make him do anything
Which is kinda fair tbh. He could've just asked on the phone "these usually run 25-30k is that in your budget" and saved himself 5 hours
Contractors need to stop giving away free time like this
I think the mistake Lentz made and is still making is talking about this so much and making it a thing.
Handle it indoors. Tell the rest of the world to f*ck off. Take care of your family and keep serving Jesus.
Shit like this misses the boat completely.
It's like David going on tour telling the world about he and Bathsheba while getting paid for it and humiliating his wife at the same time.
Carl, you gotta chill bro. This not the way to do it. Can't help but think God is disappointed in not just the affair but the wake of it all.
