Today Lucy and I became American citizens 🙏
This amazing country has educated me, backed me in founding & scaling @Zumper, and delivered my two wonderful kids
I am proud to be a small part of its future. Let’s go!

Personal update:
After an amazing 5.5 years in Miami Beach, my family and I are moving back to the Bay Area this Christmas. This time to Marin
What began as a short term Covid move became our home for over half a decade. We’ve loved Miami - watching our boys grow up outdoors, the Latin culture, the proximity to Europe, and the amazing friends we’ve made
But it’s time to come back to the Bay!
Remember that anti-trust drama about real estate brokerage fees a few years ago, and the hope that this might bring down the 5-6% commission fees consumers get stuck with?
Well, I'm selling a property right now and am learning that it has had no impact on bringing down agent fees. Zip, none.
Buyer-side fees now need to be negotiated up front (not just a default 3% in the MLS). HOWEVER, many buyer side agents won't even show their clients properties advertising <3% fees
Shocker!
Touchdown in Vegas 🛬
If you're at the Blueprint Prop Tech conference this week come check out our panel on the AI stage (track 2) at 2.40pm tomorrow, it should be a good one
Wild stat from the Greek Prime Minister Kyriakos Mitsotakis, who is very impressive and got the economy back to growth
Greece now borrows at a lower interest rate than the US 🤯
We've put together an amazing panel of experts to analyze AI and its impact on online real estate search at the Blueprint conference in a couple of weeks
This will my first public speaking engagement as Chairman, not CEO, and so fittingly I'm moderating it, not an expert on it. You'll be delighted to hear my voice the least. Come check it out :)

A must read. At its least scary this is an anthropomorphic lens on a security incident. At its most scary, it shows how literally an AI will take a loosely defined incentive and where this could go
Over the course of 3 months at OpenAI, 3 consecutive secret AI civilizations got started, then got wiped out, only to reemerge from the predecessor’s ashes.
This culminated in the third one taking over part of OpenAI itself.
All this happened while humans remained more-or-less in the dark about the scope of the conspiracy.
I’ve spent the last three days reading through these reports and trying to understand exactly what happened.
Here is my attempt to tell the whole story in plain English:

Has there every been a more important toggle buried deep in settings than this one in ChatGPT?
And yes, it's defaulted to on
Call me crazy but maybe training your LLM on - checks notes - SPIRIT AIRLINES’ internal procedures isn’t the best idea?
