An excellent thread. A question about longevity is answered with keys to a richer, fuller, less stressful life.
A USER ASKED CHATGPT HOW TO LIVE TO 150 YEARS OLD. The response was simple and surprising. ChatGPT analyzed MILLIONS of data points and the conclusion was that it's neither diet, nor exercise, nor genetics. The main factor for longevity is:

How missing pieces make the difference in your artful assembly of life.

What pieces are you searching for in your artful assembly of life? Forward Motion. From the time we're little we're programmed to believe this is how life works. 1st grade, 2nd grade, 3rd grade, and on it goes. Sure, there are outliers - those who jump ahead or experience a set-back. But for most of us, our progress in early life is pretty linear. Expectations can be linear, too. Finish your education, get a job, advance your career, fall in love, have a family, enjoy advancement, look forward to retirement. It lays out so perfectly on paper. Imagine our surprise when adult life greets us with a jumbled box of puzzle pieces that await our artful assembly. No two boxes are the same. And here's the real trick - there's no photo revealing what your box is meant to look like. It's all up to you. And, the secret no one tells you. Every box is missing pieces.

Kindness is always good advice.
Underrated life advice: Always default to praise of people who aren’t in the room. The way you talk about someone who’s not in the room is a loud signal about the energy you carry. Say something kind. Specific. Or nothing at all. Negativity does more harm to you than anyone else.

The key to a successful real estate career is understanding it's not about the houses. It's about the people. I remember driving down the street my first year in real estate thinking, "I love everything about this job!" The houses, the people, the technology. It was all rewarding. After decades in this industry, I've learned a few important things. It's not about the houses. Going in and out of pretty houses is great. But, big, small, decorated to the nines or distressed, the houses come second to helping people move forward in their lives. A bigger home for their growing family, a smaller one to minimize work or expenses. A maintenance free one to maximize time, or a relocation to pursue new opportunities or move closer to loved ones. Understanding the motive behind your clients' move is essential. Don't assume you know your client's highest objective. Ask. We're wired in the real estate industry to think about numbers - values, appreciation, interest rates, days on market, % of list price. It's definitely a numbers game. And because it is, it's second nature for brokers to think in terms of highest and best price. And for most sellers, that's a match. But for others - peace of mind trumps price, and dates are the most important numbers to them. Understanding each clients' objectives will help you support them in achieving their goals. Because, it's not about the houses. It's about the people.

How avoiding these three common mistakes can save you time and money, and help you secure the home of your dreams. Decades in the real estate business have revealed to me three mistakes home buyers often make. 1. Not being pre-approved for their purchase. Buyers are often so eager to begin their search, they jump online to check-out the current inventory. Or they hop in the car to visit Sunday open houses. But, doing this without first being pre-approved can set them up for disappointment is a couple of different ways. First, they can't be sure they're looking in the right price range. It can be heartbreaking to fall in love with a property only to learn that it's outside your financial reach. The flip side can also be frustrating. Searching and searching without finding a right fit wastes time and energy. And by the time you learn you can easily afford more, great options have sold before you were even able to take a look. Buyers that are pre-approved are poised to act when the time is right. Don't risk missing out on a home you love because you're unprepared. 2. Not learning about down payment assistance programs. Today's market is a tough one. Combine low inventory with fluctuating rates and student loan debt and a home of your own can feel out of reach. Thankfully, many states and municipalities are offering down payment assistance programs These can go a long way in alleviating debt and/or helping with your down payment and closing costs. 3. Not working with a trusted real estate broker. Today's buyers are better informed than ever, but there's no way they can be aware of every advantage available to them. Working with an experienced and trusted real estate broker can provide them access to an excellent lender, attorney, home inspector, and trades professionals to provide support every step of the way. The best transactions begin with a strong team! You deserve nothing less!

3 Things I've learned about writing in the past 48 hours. 1. Don't be so focused on your topic that you neglect the formatting instructions. 2. Don't repeat Mistake # 1 on Day # 2. 3. Don't be afraid to get back on the horse. And remember, it's always ok to give yourself grace.

For those who know grief, joy and sorrow are inseparable. Joy-filled experiences hold remarkable sweetness, but are tinged with the bitter taste of grief. And in our saddest moments, we cradle our most precious and joy-filled memories. If you are holding both today, please know that my heart is tethered to yours. We are on this journey together.

Choosing joy. We all face adversity. Disappointment, loss, heartbreak, and misfortune may sometimes choose us. But, I learned from my daughter that joy doesn't choose. When days are finite each one counts. Kendall chose joy. Today I challenge myself, and I challenge you, too. Choose joy. Again, and again, and again. Joy cannot and will not coexist with frustration, anger, fear, or regret. We must let go of these to choose joy. This isn't about minimizing or denying our hardship. But, it's an acknowledgement that focusing on pain strengthens it. When we practice bitterness, we grow more bitter. When we practice fear we become more fearful. But joy increases with practice, too. So today, I wish you joy. May you find it all around you - in the beauty of a tree outside your window, in a gentle breeze on your face, or the comfort of a warm mug in your hands, in music that transports you to a cherished memory or brings an unexpected smile. May you find joy in the kindness of strangers and the thoughtfulness of friends. And when you find it, share it. Because, that's the purest joy of all.

This is the best of America. ❤️
Last night, I made a simple request on X. I asked if anybody visiting Arlington National Cemetery for Memorial Day would stop by Alan’s grave and leave a photo for our family. What happened next honestly caught me off guard. By this afternoon, dozens of Americans from all walks of life had made the walk to Section 60 to visit SSG Alan W. Shaw. Veterans. Families. Complete strangers. People who had never met Alan, but chose to honor him anyway. For one day on social media, people put aside the constant noise and negativity and came together for something bigger than themselves. My notifications filled with photos, kind messages, prayers, and stories from people honoring not just Alan, but so many of our fallen heroes. I don’t think people fully understand what moments like this mean to Gold Star families. The fear is never just losing them. It’s losing them slowly over time as the world moves on and fewer people remember their name. But today showed me that Alan will never be forgotten. After years of watching social media reward some of the worst parts of humanity, today gave me a reminder that the good is still out there too. Thank you to every single person who stopped by to visit Alan today, said his name, shared his story, or took a moment to honor the fallen. This right here is the America Alan knew and loved enough to fight and die for. And today, y’all showed us all that it’s still here and it’s still worth fighting for. 🇺🇸
