Imagine owning a fraction of a $10M commercial building.
Not the headaches.
Not the maintenance.
Not the property management.
Just the cash flow.
On-chain. Liquid. Accessible.
That’s what RWA tokenization is building.
And BlackRock $BLK just put $1B into it. This highlights growing institutional interest in RWA tokenization, and $OPEN is one of the early companies positioned for the long term in this space before the crowd moves in.
And you're still not bullish on $OPEN?
Opendoor CEO @nejatian is a visionary leader with a visionary team ready to scale $OPEN into a trillion-dollar corporation. Imagine holding $OPEN until it reaches multi-trillion dollar status.

I was thinking about monetization on Twitter and how they could solve it.
This is me getting my thoughts out before I start brainstorming with AI on how to approach it. I’ll publish an article on my thought process.
This will be fun!

love the work my friend @WillRinehart of @AEItech is doing on AI, especially his excellent essays highlighting the lessons we can still learn today from Aaron Wildavsky's amazing book, "Searching for Safety," which has had a huge influence on our thinking about "AI alignment"

This reminds me of the early internet days —
when sites would crash on launch day, and the media would praise how “successful” and “popular” they were because of the traffic.
Claude is one of the least stable AI services I’ve used —
and yet we still choose it.
That probably says something.

Lol.. these 40+ guys also bought Avatar under 4k psft and Bhooja at 6k+ 🙂
I am feeling jealous whenever I see 40+ (age) guys in tech.
-Got their jobs in IT, when there was no competition.
-Now in senior or managerial roles
-Now might be earning in crores
-Had smooth career, no fear of AI or layoffs
-People respected them for being software engineers
-They are the main reason many parents forced their children to become software engineers...
-They have accumulated enough wealth, they are not fearing layoffs

Focused Tip #284:
Keep a running list of common scope items that always seem to get missed, like checking for leaky faucets or testing outlets, and review it before finalizing your scope to catch those easy-to-overlook tasks.
Scope it. Track it. Done.

A couple came to me last year
They wanted to loan their son $400,000 to buy a house
0% interest. 30 year payback.
Honestly it was a brilliant idea. But there was a big problem.
They could afford it and it would have saved their son hundreds of thousands in interest.
But I had to stop them before they signed anything.
The IRS taxes you on interest you never collected.
It's called imputed interest.
Charge below the minimum federal rate and you get a tax bill on phantom income.
They had no idea.
Neither did their previous advisor.
The bank of Mom and Dad is one of the best moves in retirement planning.
Charge the IRS minimum rate and your son still beats any bank in the country.
You could also gift the interest payments back to him every year.
A married couple can gift up to $38,000 annually tax free.
The bank of Mom and Dad just got even better.

@austintexasgov should pay for road maintenance from the $1 billion+ in property taxes the City collects each year. That the City has a backlog in maintenance is due to mismanagement, not because of any lack of revenue.

One of the main reasons why I built my own house. Had experience of staying in such gated societies , the restrictions that come with it. The non committal attitude of society members and the sheer lack of privacy and freedom.
Build your own house. Live within your means and maintain your own house.

A lot of flippers would be better off finding cheaper contractors…not cheaper deals.
If you’re consistently losing to other investors, it’s probably because your rehab costs are higher than everyone else’s.
So why keep sending the same GC to every potential deal?
Find a GC with better pricing.
That being said, be cautious because some will underbid and hit you with a bunch of change orders as you get into the renovation.
But if you can truly lower your rehab costs, you can raise your offers and win more deals.
Same ARV.
Lower rehab.
Stronger offer.

Never, ever pay a contractor before the work is complete.
But, pay them immediately when the work is complete.
Good ones are hard to find.
They remember who pays fast.

Stop trying to "invent" something new.
Slack didn't invent chat.
Airbnb didn't invent rentals.
Stripe didn't invent payments.
They just took a messy, fragmented process and made it 10x easier.
The "everything is built" crowd is wrong.
Look for the most annoying, outdated software you use today. That’s your $1M opportunity.
