Agree this Bay Area ban on gas water heaters and furnaces in existing homes should have been done in a "cash for clunkers" kind of way. Incentives, not mandates.
My relatively new home has no basement and was designed with a small closet for the combined gas-powered hot water/radiant heat system that hangs on the wall. I'm exempt for a few years but have no idea what I will eventually be required to do.
Oh and it gets worse.
Because after they ban gas water heaters they're going to ban new gas furnaces in the bay area.
So if you've got an old house and your gas furnace dies in 2029 you can't just replace that.
You have to install an electric one. Which means you're probably going to have to upgrade your electric panel because it can't handle the loads.
This is adding thousands and thousands of dollars to the cost.
This agency started in the '50s as a noble pursuit, did good work on cleaning up air quality in the bay area, but it is going way too far.
If the board members had any sense in their heads they would roll both these regulations back, and only make it applicable to new construction (which I still think is bs).
