San Mateo County advanced an AI-controlled robot permit system for businesses in unincorporated areas.
It does not apply to homes. But the signal does: buildings must handle more technology, and electrical capacity is becoming part of due diligence.

Two EVs. A heat pump. Induction. Air conditioning. A hot tub. An ADU.
Sometimes the fix is simple. Other times it means load management, a service upgrade, trenching, permits and a utility timeline nobody priced in.
Sometimes the biggest investment isn’t finding a better property. It’s keeping more of your capital in the game.
The tax you defer is the capital that compounds.
Everyone has chat logs.
Very few will have structured human judgment over years.
That becomes training data no one else owns.
Not all AI tokens are created equal.
The same number of tokens can require very different amounts of power.
In high-stakes decisions, the outcome is often limited by the quality of the questions asked.
The biggest risk is often not choosing the wrong option. It’s failing to surface the right information in the first place.
Using AI tools says nothing about someone’s capability.
The real test is who can challenge the output, weigh tradeoffs, explain the architecture in their own words, and decide what to build next.
AI produces answers. Judgment is knowing what to trust and what to question.
LLMs are starting to look a lot like electricity.
Electricity by itself wasn’t the business.
The value came from factories, machines, appliances, and infrastructure built on top of it.
AI is everywhere but impact isn’t.
The gap isn’t the model.
The gap is the workflow.
The next unicorns will be the ones that solve workflow and trust, not just intelligence.
🎉 Bingo night at school!
Second grade squad is strong: kids, parents, teachers all out together. The energy in this room is incredible.
We’re this close to a win…
🍀 Feeling lucky and grateful for such an amazing community.
Do offer dates still work in 2025 Bay Area real estate?
I’ve seen them win when prep + pricing + launch are perfect.
And flop when they’re not.
Would you chase a home with an offer date, or wait it out?
In Burlingame I’ve watched offer dates still spark 6+ offers but only when the house is staged and priced right.
Miss that, and buyers walk.

X is built for conversations and discovery.
From launching listings to uncovering inventory to connecting buyers and sellers, this is where I show up.
I’ve shared a lot here on X.
Now I’m reworking to level it up.
