The gap is the difference between your income and your expenses.
Growing the gap and using that amount to invest is key to begin building your wealth.
DEPRECIATION or TAX SAVINGS is another way to obtain income through real estate.
When you invest in rental properties, you have the opportunity to depreciate them over time, offsetting your earnings. It's game changing in comparison to other asset classes.
PRINCIPAL PAYDOWN is another way to obtain wealth through real estate.
This is the part of the mortgage you pay each month that is applied to the loan balance instead of interest.
Every payment builds up an asset you can leverage for future investments or collect at sale.
Real estate as an asset class has four types of income versus just one. These four types are cash flow, appreciation, principal paydown, and depreciation/tax advantages.
These four things to me are why real estate becomes a superior asset class than any other type of investment.
