1/ I need your legal advice, Twitter/X. I rent a commercial space in California that we use as a music studio and creative space where we hold workshops. Our lease is ~$1,000/month for roughly 500 sq. ft., with a 5-year term, non-amortizing. We strongly suspect the owner is trying to break our lease. Here’s what’s happening 🧵

10/ So, California commercial real-estate attorneys: At what point can restrictions imposed after signing become substantial enough to constitute a breach of the lease, interference with the tenant’s rights, or potentially constructive eviction? And what should we be documenting right now? Not asking Twitter to be my lawyer — I’m trying to understand what questions I should be asking one.

9/ We’re not looking for a way out of the lease. Quite the opposite: we want to stay. We negotiated a five-year commercial lease, built our business around this location, and simply want to use the premises for the purposes contemplated when we signed.
10
8/ We have already raised concerns with the landlord about interference with our use and enjoyment of the premises. The landlord has essentially responded that his interpretation is supported by approved building plans and City occupancy requirements. We’re independently verifying that.
9
7/ Taken individually, some of these requests might have reasonable explanations. What concerns us is the overall pattern: requirements and restrictions seem to keep appearing after the lease was executed, and they increasingly affect our ability to operate the business as originally contemplated.
8
6/ Most recently, we requested an additional building key fob for an employee. The landlord responded that before issuing one, we would need to provide updated proof of insurance covering the employee, workers’ comp documentation, and the employee’s personal contact information.
7
5/ We’ve also been told that our access/use of the space at certain times creates insurance concerns. But we already maintain the insurance required for our business and lease. We have asked for clarification about what specific provision in our lease or policy supposedly creates these additional restrictions.
11
4/ We’ve asked where these restrictions come from and have been doing our own due diligence with the City rather than simply accepting the landlord’s interpretation. Our concern is that these new restrictions substantially interfere with the business activities we leased the space to conduct.
11
3/ After we moved in, the landlord began asserting that our space has an extremely restrictive occupancy limit and started placing limitations on how and when we can use the premises. These restrictions were not something we understood to be part of our lease when we signed it.

2/ When we negotiated and signed the lease, we were clear about the intended use of the space: music production, workshops, meetings, and other creative activities. We’ve invested money, equipment, and time into building the space around that agreement.

He is a Study of Discipline and Heart No wonder He is the $UFD Wizard
HAPPY SUNDAY $UFD!!! First thing I do every Sunday morning is start my morning off with canning more $UFD beans! 🫘🦄 More $UFD beans off the market and locked away on my @Ledger! 🔒🦄 On ramping fiat via @moonpay and swapping directly for $UFD beans! 💸>🫘 Ledger and MoonPay are proud sponsors of @BasementRon and have supported the Unicorn Fart Dust community since the early days! If you stop and think about the OG supporters still buying, holding, and sponsoring UFD, you will understand why we will see the market cap rise to multibillions this cycle. I’ve never seen an established memecoin retain the kind of infinite support all around from all stakeholders including the token creator/dev. Most memecoins lose their organic engagement after ATH. Unicorn Fart Dust has RETAINED the organic community and engagement since day 1! I will forever hold UFD. 🦄💨✨

Happy Mother’s Day to all of those who celebrate, and remember all moms started out as somebodies girlfriend. Hold onto your $gf and imagine, if she were with somebody else would you be okay with that? If the answer is no, then she’s a keeper.
