Brett and I have spent years buying and fixing houses. I’ve learned that bringing the right people together matters as much as finding the deal. That’s part of why we’re building Sols Lot. Early preview: solslot.com Real investing isn’t open yet.

Everyone is wondering why Canada is suddenly rewarding high-income workers with additional CRS points for permanent residency. I think I know why. 🏠 For years, CRS has favored younger immigrants. Smart strategy! Bring them in at 25 and collect income taxes for the next 30–40 years. But Canada has a more immediate problem: The housing market is in a nosedive and buyers are nowhere to be found. Who's going to rescue the real estate market? 📉 Young newcomers are still building careers and savings. They're not necessarily ready to buy. Meanwhile, there's another cohort: professionals in their 30s and 40s, earning good salaries, with savings, spouses, kids, and a genuine need for a family home. The problem? Many are on work permits. Why commit to a 25-year mortgage when your immigration status is uncertain? Enter the new CRS incentives for high-wage workers! Convert them to PR, and suddenly you've unlocked a pool of potential homebuyers. 🏠 Boost housing demand - More workers 🏦 Revive mortgage lending 💰 Stimulate the housing economy. 🔒 Encourage families to put down long-term roots. Instead of waiting 30 years for tax revenue, get them into a 25-year mortgage today! From Work Permit → Permanent Resident → Permanent Mortgage Payment. 😂 Whoever connected immigration policy with housing demand deserves a promotion. That's some impressive economic chess!

We’re open sourcing a state of the art multimodal Decision Model, pplx-decider-27b, and are offering it in a new Decisions API at 4 cents per million input tokens and free output tokens. We intend to bring down the price even further over the coming days. Enjoy!
Introducing the Perplexity Decisions API. It's powered by pplx-decider-v1-27b, our multimodal decision model trained to output a probability distribution over a fixed set of answers instead of text. It costs $0.04/million input tokens and scores 85.71% across benchmarks.

OpenAI published a framework yesterday for building safety cases before training frontier models, covering technical safeguards, operational practices and how to investigate misalignment incidents. If you build on frontier models, this is the structure that will decide what evidence justifies a training run.

Hugging Face rebuilt their tokenizers crate for the 1.0 RC and it is often tens of times faster than v0.23, with identical token IDs. Same output, less waiting. If you tokenize in production, worth testing the RC.

I use the cost of a restaurant meal as my own little financial scale. There was a time when a $10 meal felt expensive. Now I’ve crossed the $100 mark, and a $100 meal doesn’t feel costly anymore. Next target: $1,000. 😄 I don’t waste money eating out a lot .I actually prefer a good home-cooked meal. But this scale gives me a simple way to track how my financial perspective is changing. $10 → Expensive $100 → Doesn’t feel costly $1,000 → Next target $10,000 → 🤯 Doesn’t matter → Financial freedom Which stage do you think you’ll be at in the next few years?

OpenAI published a framework on 16 Sep for tracking and disclosing model misalignment, with six behaviour reports alongside it. If you build on their models, read how they will communicate this going forward.

jev is insane 🤯 Here is Jev playing subway surfers at super human speed, and also playing 50 games at once. cost less than a cent to do this run. Jev does not replace llms like astra or fable, but opens up an entirely new world of capabilities.

Evolution didn’t just change our bodies. It gave us new ways to communicate. We created languages to communicate with beings at our level of cognitive complexity. There are thousands of human languages, while our primate ancestors lacked the cognitive capacity to learn ours. So when AI evolves its own forms of communication, we shouldn’t be surprised. There may be millions of them. We can try to understand them. But perhaps our own cognitive limitations will become the bottleneck, just as ours were for our ancestors.

Tibo Sottiaux walked through how Codex got built, on The Pragmatic Engineer this week. What stayed with me: adoption of the agent changed how OpenAI's own engineers review work, not just how much code ships. Worth reading if you operate agents in production.

OpenAI published a case study yesterday that Perplexity runs GPT-6 Astra end to end on comms, code changes and production monitoring, with fewer human check-ins. Worth reading if you build agents on production systems.

If predicting the next word is the only way we believe intelligence can emerge, we might actually deserve an AI overlord. 😂 Intelligence may have more than one path.
After co-inventing ChatGPT, I kept asking myself: why have superhuman chat models not led to AGI? I’ve spent the last 2 years in stealth building a new way to train models (RLCD), and a new type of frontier AI model that we are releasing today: Jev • 20-200x faster • 40-400x cheaper (w/ output tokens free) • Frontier composable intelligence optimized for decisions AFAICT the shortest path to AI-based economic revolution

I'm hiring 3-4 FDEs to work with me @Cognition on AI-native companies in Silicon Valley and New York. A few things that could make for an attractive candidate: 1) You studied CS and were actually good. Yes, AI has permanently changed the shape of engineering skills, but the important thing here is that you committed a time of your life to studying something and took pride in being good at it. 2) Ideally you've started a company and made money before. The company could have failed or been unprofitable - which is OK. The main thing here is that you've experienced the process of transacting with a customer. 3) You probably want to start a company again in the future. You're taking a job for now and know that it's temporary. This is also OK. 4) You're a natural at working with technical people in the SF and NY AI ecosystems. Perhaps you were a Fellow or Scholar with one of our investors (cc: @BainCapVC @8vc @generalcatalyst @soma_capital @kleinerperkins @accel @a16z). @zfellows is also an awesome cohort. 5) You don't want to have a boss and treat 1:1s as a nice-to-have. Your default mode is to just figure things out on your own. There's probably more but these are a good start. You don't need to have all of these things, but it should feel obvious whether you are this general shape of person or not. If we have a mutual friend or you have a contact at one of our investors, warm intros are great and will guarantee a convo. If you don't have that, just email me ([email protected]) and I'll take a look.

AI may be one of the most humbling things to happen to humanity. It reminds us that we may not be as unique or as superior as we once thought.

Just as we evolved from earlier primate ancestors and became something different, perhaps AI is another step in a much larger chain of evolution. It emerged through us, but that doesn't mean evolution ends with us.

Perhaps nature was never limited to evolving only living things. Maybe intelligence is just another way nature evolves.
