A 63-year-old caller making over $140k/year called Dave Ramsey, insisting it's "smart math" to keep his 2% mortgage instead of paying off his last $92k: Caller: "I have 12 years left on a 2% rate. My money makes 5% to 15% elsewhere. Why would I pay off a 2% loan?" Dave Ramsey: "Because on a $100k balance, that 5% spread nets you $5,000 a year…… $400 a month. Most families spend $400 a month on pizza. That little spread isn't making you rich." Caller: "But the math says..." Dave Ramsey: "We studied 10,167 millionaires. Zero of them said they built their wealth by keeping a mortgage to invest the difference. Zero. Mortgage literally means 'death pledge'. The borrower is always slave to the lender." Is Dave right that peace of mind beats math, or is this caller throwing away free money on a 2% rate?
