Remembering Lauren Maturo, vice president of marketing at RXR, who passed away at age 32.
Maturo spent almost eight years at RXR, where she helped launch the company's women's initiative and championed women in real estate.
Scott Rechler, RXR's CEO and chairman, called her "a bright light who made every room she entered feel a little warmer."

The city says the average size of 485x projects is increasing. But the number of projects above 99 units is still near zero. Every week more sites are lost to undersized projects:
> The largest permit filed yesterday was for a 99-unit project at 228 West 29th Street in Chelsea.

A man was taped to a pole after being caught speaking to minors with his pants down.
You might say that this is unlawful imprisonment, and you might ask how many times he had been caught in the past, and nothing was done about it.

Meet Blackstone Cub Tyler Henritze. He hears how much of a knife fight institutional fundraising has been, how many zombie funds are out there, how carry has been a distant dream for so many a striver.
So he's like, "challenge accepted." He goes and raises $1.9 billion for his Town Lane. In 5 months. This is on the heels of raising $1.25B in 9 mos for his prev fund.
“At a time of increasing dislocation in the market, we are fortunate to be playing offense with ample capital,” says Henritze. Nice work if you can get it.

We are releasing a white paper obliterating the notion that a loan workout is somebody making a call to a connection, like a reverse mortgage broker.
Restructuring commercial real estate loans often requires the lender to accept a discount. Asking politely or going over an asset manager to a department head is not the path to them accepting reality. The borrower must show why doubling down on a failed borrower is reputationally sound for the asset manager and financially sound for the lender.
Game theory studies decisions in which the result depends on what the other party decides, so neither side can choose well until it has worked out what the other will do. In a workout, the lender decides whether to modify or foreclose based on what it expects from the borrower, and the borrower’s proposal only works if it reads the lender correctly.
Waiting impacts the two sides of a workout differently. The borrower’s equity is a call option on the property struck at the loan balance. If the market recovers, that payoff is convex, which is why a restructuring that costs the lender a little can be worth a great deal to the borrower.
The lender holds the opposite position. Its payoff is capped at par plus interest however far the asset recovers, and its cost of funds accrues every month the loan is outstanding, so waiting is a negative carry on a non-performing loan.
Economics alone isn’t enough. The Ultimatum Game is when one player holds $100 and proposes a split. If the second player accepts, both keep their shares. If the second player rejects, neither gets anything. A purely rational second player would accept $10, since $10 beats zero. In practice, people reject offers they consider unfair, giving up their own share to deny the other side its $90.
While rejecting a borrower’s discount offer can be wrong economically, a bad borrower, especially under a modification, can be politically damaging to the individual and the firm.
Commercial real estate usually measures success by closed deals. Loan workout aren’t deal and success is built to a crescendo. Each decision impacts the next one in the process, even several moves later.
A borrower skilled in operations is unlikely to also be skilled in loan workout negotiations, and an operator skilled in loan workout negotiations won’t instills confidence in their lender. Out-of-court commercial real estate restructuring is a small and unusual corner of the industry, and its many moving parts are often underappreciated. Its perceived simplicity belies its complexity.
In out-of-court commercial real estate loan workouts, the best way for the borrower to manufacture leverage is to share its institutional knowledge of the property, tenants, market and future potential. Any lender stepping in must start from scratch. Helping the lender with transparency helps frame the negotiation in realistic terms to produce better chances of borrower success.
Buckle up, this is complicated. Stay tuned.

🚨 SOUTH BROOKLYN CRIME ALERT: ROBBERY CREWS, STREET RACERS & BRUTAL BEATDOWNS!
Sheepshead Bay • Kings Highway • Gravesend • Manhattan Beach • Brighton Beach
Over the past year or two several disturbing crime patterns have repeatedly surfaced across South Brooklyn:
1️⃣ SCOOTER ROBBERY CREWS: Cruising streets looking for victims, targeting delivery workers, other scooter riders, and people wearing jewelry. Reports indicate robberies have escalated from knives to gunpoint.
2️⃣ ILLEGAL STREET RACING: Drivers flying through residential streets at speeds approaching 100 MPH, doing donuts, and sometimes driving without license plates. Fatal incidents have also been reported.
3️⃣ GROUP ASSAULTS: Groups of 10 or more allegedly roam the streets looking for trouble. According to victim accounts, they provoke confrontations before jumping or ambushing their targets.
In Manhattan Beach, a Ukrainian teenager was reportedly beaten so severely he lost sight in one eye. Another man was brutally beaten and hospitalized for an extended period. In Sheepshead Bay, a homeless man was reportedly beaten so badly he nearly lost his life.
These are recurring crime patterns, not isolated concerns. The incidents are documented, yet there's barely a peep from those who should be addressing them.
How many more victims before these problems receive the attention they deserve? South Brooklyn residents deserve answers and action.

Replying to @NYCHousing
@NYCHousing told me it now estimates 3,400 buildings are eligible for COPA, if put up for sale. That's a 1,300-building increase compared to the previous figure, 2,100, the agency estimated in Sept.
