Remembering Lauren Maturo, vice president of marketing at RXR, who passed away at age 32.
Maturo spent almost eight years at RXR, where she helped launch the company's women's initiative and championed women in real estate.
Scott Rechler, RXR's CEO and chairman, called her "a bright light who made every room she entered feel a little warmer."

The city says the average size of 485x projects is increasing. But the number of projects above 99 units is still near zero. Every week more sites are lost to undersized projects:
> The largest permit filed yesterday was for a 99-unit project at 228 West 29th Street in Chelsea.

Never say never. I don't know the escalations for the recent lease they signed in 2014 that started in 2019 but there is little inventory in the trophy real estate market for large blocks and pricing is escalating.

Real estate is not a good bet when
US Treasury's have a better, easier return.
And also check out Israel Bonds israelbonds.com/investing-in…
Ric Campo, Co-founder and Executive Chairman of Camden Property Trust, had $250 million of cash and two properties under contract. Then the 10-year Treasury went over 5%.
"If you can buy a 10-year bond from the US government... you can clip coupons and make five and a quarter, then why would you buy a four and a quarter, four and a half cap rate assuming it's gonna grow?"
"There's a stairstep raise of the cost of capital of anybody investing in real estate today."
Camden wasn't hard on the earnest money on either deal.
"We just said, 'Sorry, but the world has changed. We're not gonna buy these properties.'"
"I don't know what the price of real estate is right now. I don't know what it should be."

Law firm will leave 400,000 sf space at top of BXP's 767 Fifth Ave. aka General Motors Building. While lease may go through 2034, it could end in 2029 if there is a 5-year option. Once renovated, it could now command over $200 psf.
So sublease from a discombobulated law firm or will BXP happily take keys back to market the direct space?

A man was taped to a pole after being caught speaking to minors with his pants down.
You might say that this is unlawful imprisonment, and you might ask how many times he had been caught in the past, and nothing was done about it.

Meet Blackstone Cub Tyler Henritze. He hears how much of a knife fight institutional fundraising has been, how many zombie funds are out there, how carry has been a distant dream for so many a striver.
So he's like, "challenge accepted." He goes and raises $1.9 billion for his Town Lane. In 5 months. This is on the heels of raising $1.25B in 9 mos for his prev fund.
“At a time of increasing dislocation in the market, we are fortunate to be playing offense with ample capital,” says Henritze. Nice work if you can get it.

Fighting for the US.
"Do you understand who you're dealing with? This is America!"
A heated exchange erupts after Cuba's foreign minister approaches the podium while U.S. Ambassador Mike Waltz was speaking at the United Nations.
"Back up, ambassador! This isn't Havana."
Waltz repeatedly demands that Bruno Rodríguez Parrilla back away, accusing him of trying to intimidate the U.S. representative as the two exchange sharp words in front of the General Assembly.
"This is America. This is not your communist dictatorship. You cannot silence me."
The confrontation comes as the U.N. prepares to vote on a resolution calling for an end to the U.S. embargo on Cuba.
See what triggered the shouting match and the vote coming next:

We are releasing a white paper obliterating the notion that a loan workout is somebody making a call to a connection, like a reverse mortgage broker.
Restructuring commercial real estate loans often requires the lender to accept a discount. Asking politely or going over an asset manager to a department head is not the path to them accepting reality. The borrower must show why doubling down on a failed borrower is reputationally sound for the asset manager and financially sound for the lender.
Game theory studies decisions in which the result depends on what the other party decides, so neither side can choose well until it has worked out what the other will do. In a workout, the lender decides whether to modify or foreclose based on what it expects from the borrower, and the borrower’s proposal only works if it reads the lender correctly.
Waiting impacts the two sides of a workout differently. The borrower’s equity is a call option on the property struck at the loan balance. If the market recovers, that payoff is convex, which is why a restructuring that costs the lender a little can be worth a great deal to the borrower.
The lender holds the opposite position. Its payoff is capped at par plus interest however far the asset recovers, and its cost of funds accrues every month the loan is outstanding, so waiting is a negative carry on a non-performing loan.
Economics alone isn’t enough. The Ultimatum Game is when one player holds $100 and proposes a split. If the second player accepts, both keep their shares. If the second player rejects, neither gets anything. A purely rational second player would accept $10, since $10 beats zero. In practice, people reject offers they consider unfair, giving up their own share to deny the other side its $90.
While rejecting a borrower’s discount offer can be wrong economically, a bad borrower, especially under a modification, can be politically damaging to the individual and the firm.
Commercial real estate usually measures success by closed deals. Loan workout aren’t deal and success is built to a crescendo. Each decision impacts the next one in the process, even several moves later.
A borrower skilled in operations is unlikely to also be skilled in loan workout negotiations, and an operator skilled in loan workout negotiations won’t instills confidence in their lender. Out-of-court commercial real estate restructuring is a small and unusual corner of the industry, and its many moving parts are often underappreciated. Its perceived simplicity belies its complexity.
In out-of-court commercial real estate loan workouts, the best way for the borrower to manufacture leverage is to share its institutional knowledge of the property, tenants, market and future potential. Any lender stepping in must start from scratch. Helping the lender with transparency helps frame the negotiation in realistic terms to produce better chances of borrower success.
Buckle up, this is complicated. Stay tuned.

Why you should never joke around about bad stuff. NJ welder-in-training's allegedly drunken text was sent to a coworker on the same flight. “I’m gonna hijack this bitch and crash ur row only."
nypost.com/2026/10/27/us-new…
🚨 JUST IN: A United flight from Las Vegas to Newark was forced to turn around mid-air after a flight attendant spotted a passenger texting that he was going to HIJACK the aircraft.
25-year-old Dante Milne of Clifton, NJ, allegedly wrote he was “gonna hijack this” plane and would “crash ur row only.”
The crew locked down the cockpit and returned to Vegas without him even knowing anything was happening. He was arrested on terrorism threat charges… then promptly posted his $10,000 bond.
He’s due back in court TODAY.
