Thanks for asking. You had me at title insurance. Most of the premise of the original post is incorrect. The claims % doesn’t appear to take into account the premium for title is only paid once while the premium for other insurance is paid in perpetuity. The search process is not push-button, but more often than not results in curative work because of errors in the chain to produce marketable title. It takes people to do the searches, prepare the title documents, conduct the closings, and safely transmit closing funds - all of whom deserve to earn a living. The price paid for title insurance is always the lowest line item on a settlement statement, paid only once, and is typically the key to a peace of mind that any title problems truly are behind you. Would you rather there be more claims? No. It’s our job to see that the title risks are eliminated. And those double charges aren’t double at all. There is the cost of the owner title policy, with the loan premium being only a couple hundred dollars extra when purchased together. Also, that same policy can be used for a nice discount to the next buyer when the insured sells (and likely pays title charges under the contract). And the same policy covers your heirs. Plenty to talk about but title insurance by no means is snake oil, the cause of housing inaffordability, or any other doom. State insurance regulators make the final decision on premium costs, & they wouldn’t let consumers pay one cent more than the cost to cover the risk.
