Asking a broker the sales price immediately followed by
So you’re waiting for rates to move up is a fun way to start the convo
Pause & wait for a positive affirmation

You can love your spreadsheet or your wallet
But only one pays
Atm nothing in real estate pencils
Well guess what?
There’s always a bid ask spread between buyers & sellers
That margin is called profit
Who gets the profit is where the fight is
Sellers will say “pro forma”
Buyers will ask “how am I gonna make money”
Brokers will moan “hurry the F up & close”
Most of you couldn’t fight your way outta paper handcuffs
What I mean by that is that you only buy traditionally
With a bank
And therein lies your greatest mistake
You’ve handcuffed yourself to a fair weather banker who wouldn’t letcha borrow an umbrella the 1st time it rains
That 7% debt is your boat anchor ⚓️
Not the deal
Margin of safety is the name of the RE game
Upside is secondary
The syndicators that are in trouble reversed those two & slapped on some hefty fees
So back to filling up your wallet
Now’s the best time to do it
Quit negotiating on price
Sellers are geared up to fight to the death on price
Dicker on cashflow!
Do something different
Buy with a high basis!
Low interest rate, long-term seller financed debt provides safety & cashflow for you
And a high price to your seller
It’s a win-win
If you flip or are IRR driven go back to looking at deals that don’t fit your model
And starve to death
Bonus points if you create your own walkable debt to buy with as that’ll give you huge exit advantages
Especially with quick value-add purchases
Cashflow & safety allow you to purchase & ride out times of uncertainty
Buy now I’m begging you
Put up a smaller down payment than you would at the bank
Switch your model to CoC
Add value, wait for the market to come back & you’ll be rewarded handsomely
There’s a million ways to make a deal
You don’t have to go to the ice cream store & always choose vanilla
That’s bank debt
Try some butterscotch you real estate freak!
I’d urge you to prioritize stuffing cash into your wallet above staring at excel sheets
It’s far more fun
After all she’s lookin’ for a freak in the sheets
But she means cashflow!
Can you make a high baller?
I’d like to get my brokers attention
Dooomerssss the real estate market is SLIPPING.
So what am I doing?
Introducing MLS LOWBALLER 10000
Every first of the month this @bot will fire out lowball offers.
Sent out 6 last night to test and ONE hit!
All of you sayin’ you can’t find anyone to agree to walkable debt
Or it won’t work on my type of deals
Remember this
You can create debt & move it to whomever’s property you’re negotiating with
Amending a legal description is not rocket science 🚀
Me flirting with my wife 😂
Mexican Student invented a portable acoustic fire extinguisher and won a gold medal in Indonesia
Readers added context they thought people might want to know
The Mexican student Ángela Karime Hernández Venegas developed a prototype and won gold at the 2026 ISIF student science fair in Indonesia. The idea of acoustic fire suppression was previously demonstrated by George Mason University students in 2015.

Lemme say this
Marlo has game
I don’t say that about many RE people
He’s giving commentary here
But have a conversation with the guy & he has “it”
“It” is easy to see
One of the best follows on here
Slap the button if you haven’t already
Dinner with an exec/friend at a large national property management company tonight. This person oversees ~150k apartments; access to an insane amount of data.
Current multifamily market in most of the country is worse than S&L, .com bust, or the GFC. Worst they’ve seen.
Class A mostly fine, decent rent growth. However:
- credit scores at class A have gone down meaningfully over the past 3 years.
- more people are paying rent via credit card.
- average bank account balance noticeably lower than even 2 years ago
- class A tenants stretched thin, living beyond their means. 20k comes in, 20k goes out every month.
- starting to see these renters move down a tier
Class B:
- simply too many apartments, we built too much new stuff. Ripple effect is enormous.
- fewer renters tomorrow than today. Same store foot traffic noticeably down year over year. Some markets down 40-50%
- considering dropping rents below $700 a month on some 1beds in major southern markets.
Class C:
- looking at degrading NOI. Rents aren’t growing for a long time, but expenses keep creeping up
- more renters are one missed paycheck away from disaster than they can remember seeing in decades
- tenants aren’t paying rent because they simply don’t have it
- wage growth has not kept up
Lenders:
- some major investment funds, household names, haven’t paid their mortgages in 2-3 years. Banks won’t foreclose because “X is a big client.” Mexican standoff.
- a roof leak gets ignored, becomes water damage, then mold, then a down building. Buildings are rapidly deteriorating as some owners choose cash preservation over funding losses.
- number of pre-foreclosure and REO deals is the highest as a % of total units they can recall.
- data providers know it’s bad, but they’re paid to sell optimism to owners/lenders. So every forecast is “it will probably get a little better next year maybe” and that gets regurgitated at investment committees all over.
I asked “how do you think this ends?”
“Not sure. My gut says slowly then suddenly, and things will get really bad. Been doing this 40 years, you can feel it in the air. But, there’s a chance it’s just a decade of tolerable pain. I’m praying for that.”
My family decided universally that they wanted me to pick up the takeout at an amazing authentic Mexican spot
So I got them takeout had 2 margaritas and now I’m ready for a tequila infused AMA
Do you have the nerve to ask?
