One of San Francisco's largest redevelopment projects could completely transform nearly 19 acres of land near Downtown. Plans are moving forward for the redevelopment of the Caltrain Railyards at 4th and King in SoMa. The project could include: • Up to 5,834 apartments • Up to 5.6 million SF of commercial space • 160,000+ SF of retail • A completely rebuilt Caltrain station • More than 4 acres of public open space • Multiple skyscrapers reaching 350 to 600 feet • A potential 850-foot tower This land is currently occupied by railroad tracks, platforms, maintenance facilities and the existing Caltrain station. The proposal would modernize the transit infrastructure, relocate train storage and maintenance, and create an entirely new mixed-use neighborhood above and around the station. Thousands of people could be living, working, shopping and spending time in what is currently a massive rail yard. And all directly connected to one of the Bay Area's most important transit corridors. The project is now entering environmental review, with construction potentially starting in 2029 and taking 15 to 20 years to complete.... There's obviously a long road ahead, but I love seeing developers think this big about underutilized urban land. This could completely reshape SF. 📍San Francisco

Thank you @GovKathyHochul! This proposed crosstown subway expansion across 125th Street will be transformative for Harlem, connecting riders to 7 subway lines, the express bus to LGA, and Metro-North.
Excited yet? Governor Hochul provided $50 million to fund the early stages of this work — and secured historic changes to state law to allow it to move forward faster. That’s real leadership for uptown.

Southern Maryland could finally get the rail connection it has needed for decades. The proposed SMRT light rail line would connect Waldorf to Metro’s Green Line at Branch Avenue with: • 18.7 miles of rail • 13 stations • Stops at Joint Base Andrews and Southern Maryland Hospital • Service through Prince George’s and Charles counties The corridor was projected to reach nearly 550,000 residents by 2040, while Charles County commuters already spend hundreds of hours every year traveling to and from work. This region is growing. Its transit system should grow with it.

A law review paper using San Francisco evidence finds that local zoning can shut out low-income residents in the city and region, weakening the case for local control. The author says some state preemption can balance power between governments.
