"The problem came to light during work to prepare building safety cases for the development, when structural engineers raised concerns after reviewing drawings. A site inspection on 21 October confirmed them." #BuildingSafetyCrisis

Calum can't sell his flat. An offer £75k below what he paid fell through. Cladding issues and high service charges are factors. This is the human cost of the building safety crisis. Lives on hold. Choices taken away. Will Labour get a grip or keep kicking the can down the road?

"The property, built around 20 years ago, has issues with cladding (...) It also has relatively high charges, with Calum’s service costs, ground rent and other fees totalling over Ā£4,000 a year."

Bit of a grim conclusion to the Substack this week. With 50,000 heat deaths across Europe this summer (and more than 1,300 in London) we really need to start taking the risk of hot homes more seriously: peteapps.substack.com/p/reco…

No doubt there will now be prolonged finger pointing between developer, managing agent and building control whilst residents remain displaced, and potentially homeless. Still, at least we’ll have help to buy back soon!

And they wonder why the market collapsed. Cladding Latent defects And, as engineers review their designs against the accepted norm of the last 25 yrs - structural issues: was the design compliant at build. If it was, is that still good enough? I’m in this situation. A shitshow.

The scale of concrete slab issues and other serious structural defects is yet to come to light. The 18m+ blocks at our site failed their BACs over structural issues and fire safety concerns. If they’re affected, those of us in mid-rise blocks may well be facing the same issues.

Very worrying. And it’s not the first time blocks of flats have had to be decanted due to structural safety concerns. The building safety crisis is about far more than cladding and fire safety. @TomCopley, how many Londoners are affected?

The "quality" of new build developments in London and across the country is a huge problem affecting our generation seeking to buy their first homes. Defect-ridden flats appear to be everywhere. The housing crisis needs an honest debate on what we build, not how many we build.

A review could inform future policy, but it wouldn’t resolve the urgent problems shared owners face today. The Bill is an opportunity to act now: we need buyback funding for SO homes that are unmortgageable or unaffordable. It’s not too late to write to the Bill committee ā¬‡ļø 2

The market decides value ultimately. And the market has spoken already. Hence plummeting flat prices due to safety concerns and uncontrollable service charges. Trust in them has collapsed & so prices have dropped accordingly. Speaking out will pressurise government to act.
