For its lowest rates, Opendoor cut its 30-yr fixed rate from 5.750% to 5.625%, and the APR went from 5.756% to 5.631%. The 5/6 ARM terms didn't change (4.990%, APR 5.840%). Rates also came down 0.125 points on 350 homes in the fixed view and 29 in the ARM view. Most of those went from 6.375% to 6.250% fixed or from 5.625% to 5.500% ARM.

Some mix frugality with being cheap, and it’s fair; they are borderline! I recently fell in love with Lantanas. I finished the prep work for ~1000 sqft slope and ready for planting (mainly Lantanas of course!). Small Lantanas plants go for ~10 each. The idea of water propagation came to my mind this morning. That is going to be a fun experiment.

13 homes came off overnight and all in pending status. The count now shows a total of all 18 pending. This week is running at about half of last week's pace so far.
