Only gonna say this once more.
$OPEN doesn’t need to make money on EVERY house to prove the model works.
Lucas Matheson is stepping down as $OPEN President, and the timeline is panicking as usual, it's a nothing burger imo,
Kaz now holds both roles, CEO and President. I prefer this personally,
→ One leader, one vision, faster decisions
→ Kaz has set the strategy from day one - speed, lean costs, tech doing the heavy lifting
→ Lucas stays on as an advisor to Kaz through July 2027, so the handover is orderly
→ Nothing about the product, the pipeline or the cost base changed overnight
What actually moves this stock: contracts, closings, margin, ANI positive and being able to survive in this turbulent macro 🤷🏻♂️ simple as,
Q3 earnings are weeks away, first billion revenue quarter under Kaz or close to it, probably expands into Q4 earnings, can they grow/scale into 2027 and introduce more services/products to create a sticky easy to use business,
So far, they are doing well,
That's where my focus is.
Patience and conviction.

After a great deal of thought, I’ve decided to step down as President of @Opendoor. This was a deeply personal decision, and I’m grateful to have worked alongside an incredible team - working on an incredible mission. Looking forward to staying involved as an advisor. @Nejatian, thank you for everything! 🏡

Replying to @LiebermanAustin
I just sold a home on $OPEN and got such great value and had such a positive customer experience that I put ~10% of my portfolio in the stock, and will buy dips down to $1 or lower.

The Difference Between a Broken Stock and a Broken Business
This one is partly in response to @LiebermanAustin because I think his recent framing of $OPEN deserves a real rebuttal.
Not because criticism is bad.
But inconsistent analysis is. 🎯
And yes, AI helped me organize and tighten this thread. The thoughts, analysis and conclusions are mine.

One of the things I want most in this world is to help find a cure for my son Brooks’s Type 1 diabetes.
This November, Team Brooks is walking to help make that possible. Whether you donate, share, or simply cheer him on, we’d love to have you in his corner. 💙
Three years ago this month, my son was diagnosed with Type 1 diabetes at age 4. Since then, insulin, alarms, site changes, finger sticks and blood sugar decisions have become part of every day—and every night.
As he gets older, he asks @morganb and I harder questions. He tells us he wishes he didn’t have diabetes. He asks what would happen to him if we just stopped doing all of it. The heartbreaking truth is that insulin keeps him alive.
This November, Team Brooks is walking for @BreakthroughT1D (formerly JDRF), helping fund research toward better treatments and, ultimately, a cure.
Our friends and online community have helped us raise about $15,000 in each of the last two years. We’re hoping to do it again.
If you’re able to donate, we would be incredibly grateful. We want the day to come when Brooks says,
“I wish I didn’t have diabetes,”
and we can finally tell him:
“Don’t worry. This isn’t forever.” 💙
From the bottom of my heart, thank you.

You don’t want a short squeeze!
Every tenth post on X is someone praying for a short squeeze in one of their stocks. I get the appeal: the violent upside, the "OH! Shorts are trapped" narrative, the feeling that the market is about to be forced to pay you. But for most people who actually own the stock, a short squeeze is a bad outcome.
There's an old Swedish joke about a Norwegian driving on the wrong side of the road. He hears a radio report about "an idiot driving the wrong way" and shouts, "One idiot? There are hundreds of them!"
That’s how I feel reading these posts.
Am I the only one on X who hate short squeezes?
A short squeeze is just a temporary technical event, not a fundamental one. The stock rises because shorts are forced to buy, not because the business got better. Once that forced buying ends, the price often collapses.
You get:
1⚠️: Violent reversals!
The same scarcity that drives the squeeze disappears the moment shorts cover. Many of the 2021 meme squeezes gave back most or all of their gains.
2⚠️: Absolutely terrible risk/reward for holders!
Volatility spikes. Liquidity dries up. People who bought late or held through it often end up underwater after the unwind. Exiting cleanly is hard.
3⚠️: The wrong shareholders!
Your company get's flooded with people who don't know nothing about investing. Momentum traders and short-term speculators enter the arena and dominate. Long-term owners get diluted by noise, and management can get distracted by the circus.
4⚠️: Zero lasting value.
A squeeze doesn't improve earnings, cash flow, or the competitive position. If the business is weak, the elevated price eventually gets corrected, often painfully.
A steady climb is better ALWAYS.
A slow, durable uptrend is usually driven by actual business progress: rising revenue, expanding margins, growing free cash flow, and sensible capital allocation.
That kind of move compounds more reliably because deep drawdowns are rarer. It attracts capital that stays invested, gives management room to execute, and lets shareholders plan (taxes, rebalancing, exits) without riding a rollercoaster.
The tortoise still beats the hare over any meaningful time horizon. A short squeeze can make sophisticated traders rich if they time both sides perfectly. For everyone else, it's mostly a high-risk lottery ticket that doesn't create real wealth.
Steady compounding of intrinsic value has always been the more reliable path.
Nah, sorry, but short squeeze is stupid and you shouldn't beg for it or hope for it.
MSN over and out.

$OPEN Q4 week 1 acquisitions. 525, up 10% :)
Very nice, back above 500
Off to a great start 😅
→ 525
Q4 opens just under Q3's 537 average, and at 4x the same week last year.
The last three weeks went 357 → 478 → 525. Last week I said I needed to see it creep back above 500, the volume behind Kaz's ANI target, hopefully these acquisitions hold and we scale even further.
At 5% contribution margin:
→ 525 × 13 = 6,825 contracts a quarter
→ × $377,500 = $2.58B revenue
→ × 5% = $129M contribution
→ − $110M costs = $19M a quarter
→ about $0.08 adjusted EPS annualised
→ 30x = $2.44 | 45x = $3.66 | 60x = $4.88
At 6% contribution margin:
→ 525 × 13 = 6,825 contracts a quarter
→ × $377,500 = $2.58B revenue
→ × 6% = $155M contribution
→ − $110M costs = $45M a quarter
→ about $0.19 adjusted EPS annualised
→ 30x = $5.78 | 45x = $8.67 | 60x = $11.56
These are contracts, not homes bought and not all of them convert but it gives an idea of what we can expect in the future when the numbers/margins get better.
Relative clearance, Opendoor vs MLS:
→ 1.19x → 1.22x → 1.11x
→ 1.15x → 1.27x → 1.19x
Down from last week's high, but Opendoor homes are still clearing 19% better than MLS :)
Resale COEs, Q4 is off to a much faster start,
185 closed by Oct 7 vs 137 last year, up 35%, very nice, I'll take that,
Furthermore, Kaz keeps innovating, Opendoor Own, now on a waitlist in North Carolina.
→ 2% down, about $6K on a $300K home
→ Opendoor co-invests the rest. No mortgage
→ Payments fixed for five years, with tax, insurance, HOA and major repairs covered
→ Buy a little more of the home each month, then buy Opendoor out at market value when ready
Renters become owners, on Opendoor homes. Another way to move inventory, and a buyer Opendoor couldn't reach before: people without a big deposit.
So the picture this week:
→ Buying up 10%, back above 500
→ 4x the same week last year
→ Selling still beating MLS by 19%
→ Q4 closings up 35% on last year
→ A new path to ownership, now in testing
Q4 is off to a good start. We take it one week at a time. Multi bagger in the making 🤗
Patience and conviction.

INTRO TO OPENDOOR - 👀🏡 OPENDOOR 2.0 - THE BEGINNING
Sometimes you have to go back to the beginning of the re-founding to understand where Opendoor is today. (September 2025)
What was the original vision? Is OPEN still following that playbook? Was Kaz the right choice to rebuild the company? Is the foundation actually being laid? 🤔
The weekend before Kaz officially started at Opendoor, Keith Rabois broke down the vision in this interview with @MollySOShea and @sourceryy 👇

Another day, another Econ 101 lesson for Professor Warren.
Her “Trumpflation” tracker conveniently ignores the Bidenflation tidal wave that crushed American families, cherry-picks wage growth by refusing to acknowledge positive real wage gains since President Trump came into office, and swaps official medical-care CPI data for premium projections when it suits her narrative.
The Harvard Square inflationista is offering a statistical sleight of hand, not a serious assessment of today’s U.S. economy.
Here is the full picture, including an apples-to-apples comparison of President Trump’s real economic results measured against the failed policies Senator Warren championed under Biden.
