Well folks: we passed City Council unanimously last night for our 1-acre infill Townsend project with 20 for-sale townhomes and 8,700 SF of boutique commercial in downtown Edmond (Oklahoma City metro).
Gearing up to break ground this spring.
Boy this is going to be FUN!

JEROME POWELL: THE FED CAN'T FIX THE BROKEN HOUSING MARKET—THE MARKET AND GOVERNMENT WILL NEED TO DO SO

Which direction are we headed with Clear Cooperation
1. Remove it and enter fragmented marketplaces of homes for sale
2. Continue with 500 monopolies of databases in hopes others get a seat at their table?

The Home Insurance saga continues. It's almost like they are going through what the mortgage industry did post-subprime blowup. Underwriting is actually becoming a thing. Here are consolidated notes from the week:
Flat Roofs - some insurance companies won't insure them at all.
Nearby Trees - using satellite imagery to measure the proximity of trees and if < x feet, they will not write the policy.
Non-Weather Water Claims - Require deeper dive into the issue to see the prior cause of past claims. Some have timelines and dollar caps such as "won't insure a claim over $10k and/or within three years."
Roofs - The age of the roof is now important. Caps I've seen are no older than 10, 15 or 25 years.
Location - some carriers are pulling out of various states altogether.
Additional Details: Dogs, type of dog, age of certain items such as HVAC's.
The bottom line is that insurance underwriting is evolving, and realtors/buyers should tackle obtaining insurance immediately after contract acceptance.

I forget who said the next black swan on the market would be insurance premiums. I’m starting to believe that may end up being the case as discretionary spending is reallocated to insurance costs! Here is a note from one of my referring insurance agents:

Amusing that wealthy property owners think it's the government's responsibility to bail them out when their greed comes back to bite them in the butt.
It's not like the people in this beautiful coastal community didn't know destructive natural forces were in play, and have been for years.
Was watching a segment about Highway 1 yesterday, and all of the turmoil caused by natural soil movement, erosion etc. Absolutley beautiful real estate and scenic views, but that beauty comes with a cost...a cost that should not be borne by regular taxpayers.
If you put beautiful luxury homes in places that were never suited for residential development in the first place, you shouldn't be surprised when Mother Nature reminds you of your hubris.

So an entire neighborhood about 15 min from me is literally falling slowly into the ocean as I write this. Today the electrical company turns off the power. The gas company did a month ago. It’s done.
Over 130 multi million dollar homes. Nobody will get reimbursed. Most are elderly residents who purchased these homes post WW2. The builders and city neglected the geological nightmare under their feet.
So far the gov has been completely absent.
It’s kinda crazy.
