Still blows my mind I can get in my Tesla, ask it to take me to a restaurant and 15 minutes later I’m in a parking lot with 0 effort.

The best performing asset type in the Fraser Valley is a Willoughby Heights (Langley) townhome. Despite everything that has happened, these townhomes have managed to stay in a seller’s market every October and for nearly the entirety of this Bear market. 30% SAL October 2026

Wow. LFG dude
In Budget 2026, we’re cutting Canada’s marginal effective tax rate on new business investment from 13% to 6.4% — the lowest of any major economy in the world. That means businesses, large and small, can deduct the full cost of most new investments. Making Canada the best place in the world to build.

As expected, Feds announce foreign buyer ban will no longer apply to new construction purchases. The ban will only apply to the resale market.

Here’s your 10 hardest hit areas YOY for October in the Fraser Valley.
1
66
Sales volume in the Fraser Valley YTD vs. Previous years. Were nearly 1/3rd of the volume seen in 2021 and neck n’ neck with 2019. A larger share of purchasers are likely FTHB today and they are PTT exempt for the most part. Another dent in the BC governments budget.

Despite how rough 2025 was, October 25-26 was actually much worse when we talk about price declines.

Home prices this October are currently sitting at the lowest point since October 2020. Were roughly $110k below October 2021.

This is most likely the worst October the Fraser Valley has ever seen

“Real estate shouldn’t go up more than wages”. Just like everything else right?

Sellers. What you paid for the property has no relevance to what the gome is worth today. You're competing with the cheapest comparable sale or active listing. If you're listing now, don't be "competitive." Be clearly the better option. That’s how you sell in today’s market

Court-ordered sales are abundant in the Fraser Valley. With investors and flippers non existent (the primary buyer pool for court sales) lenders are being forced to cut the prices on these aggressively to find a buyer. If you're a buyer, theres definitely deals here.

I talk to 3-4 sellers a week and take almost no listings. Lowest listing year of my career, in a market with nearly all time record high inventory Why? Unrealistic sellers, underwater sellers and sellers who are willing to wait. A saleable property is a needle in a haystack.

Vancouver West detached homes are trading at 2012 prices once you adjust for inflation. Benchmark price in 2010 dollars: $1.55M. Same as March 2012, and about 35% below the 2016 peak.

BC is going to have a conservative government for the first time in nearly 100 years

A big Fraser Valley developer called me right after the BC election. He's launching $150M of construction: 575 units, about 1,000 jobs across Surrey and Langley. He told me if the NDP had won, he was closing shop and moving to the States. One guy, but I'm seeing it firsthand.
