The comet. If I remember correctly he was using somebody else's free and clear land as a down payment for the equity in someone's home. But he gave them the land and he gave the land owner a 2nd on the home. And he became the owner subject to the 1st bank loan and 2nd seller of land loan. He had nothing in it and he had no limiting factor other than making offers on houses and lots.

Right. I'm calling them "not creative finance experts." When you hear somebody call and they just ask lots of questions and then make an offer that actually makes sense that might not be all cash. Then you are talking to somebody that probably knows what they were doing.

Anyone actually offering "creative finance" options will never say either of those words. They are just going to ask questions, and listen.
