Coming up on 15 months since we launched @DealNav to the public. In 15 months we have: 0 -> 135 Recurring Subscriptions 0 -> 247 Users 0 -> $6,200 MRR $0 spent on paid marketing and super low churn rate. Plus, July was our biggest demo month to date 🚀 It’s been such an awesome journey so far! Crazy what you can do with just your network alone.

Just a reminder that @DealNav has kanban view now!! Don’t know how to pronounce kanban? Neither do we. Doesn’t matter. Now get your deal flow out of excel and into a simple and map based CRM and deal tracking tool!!

So, we use @DealNav as our CRM at the office. It’s legitimately awesome and built by real estate people. My team wanted a feature built (pins on a map that shows deals nearby that you’ve also looked at) and they built it custom for us. Pretty badass and helpful. Anyway, I said I’d show @patcarino some Twitter love as a thank you, and totally forgot. Because, ya know, I’m busy and shit. So he busted my chops and now I’m making an offer to all my followers that he has not approved at all. Try @DealNav and they’ll give you the first month free if you mention this tweet. Also, you should think of any insane feature you can possibly imagine and see if you can get them to build it for you. Honestly, see how far you can push the envelope. And because I don’t get paid for any of this and I love supporting entrepreneurs, please keep me posted on the insane features you request. If you end up with great software and @patcarino has a nervous breakdown in the process, that would warm my heart.

I find it both hilarious and awesome when I hear @DealNav members using the platform more often and/or creatively than me 😂 Let’s gooooo @robert_amenta 🚀

This is why at @DealNav we’re not trying to compete with the products that “find” owner contact info - where you have to pay for credits whether AI delivers on the skip tracing or not. We’re focused on your proprietary data instead. Contact info being hard to find isn’t a bug, it’s why the dataset you’ve built over your career is worth something.

@AMCTheatres answer to not being able to handle high volume traffic is to completely block people from buying tickets online, meanwhile they’re allowing people in person to buy over 80 tickets? Insulting Make better software….

FYI, I got confirmation that people are getting boo’d out of Lincoln square for buying so many tickets. It’s not justice, but at least people are pushing back!

Our bizz dev brainstorming session for @DealNav last night was pretty remarkable. Tons of really cool ideas coming up. Yes, streaking at a baseball was one of them….cant wait to see it @PatCarino

Just gave a @DealNav demo to a value add multi guy in the PNW and this was his feedback: “I’ve been in the industry long enough to remember REA9 and this has all the features I liked about it, but none of the BS, and a map. I’m def signing up.”

I joke about my retired dad being our @DealNav intern but I’d like a real one. Any college kids on here with commercial real estate AND sales experience (or just the right personality) that want to help with @DealNav biz dev? Need a hustler that will source new leads and work the hundreds of warm ones we have in our database. Paid a tbd hourly rate plus commission for new signups plus a bonus end of year if you impress me. remote but located in the northeast would be cool so we could meet in person at least once DM me!

I’ve had people tell me they don’t really see much of a difference between using VS Code versus Claude Code/Cursor. I’ve been forcing myself to try VS Code for a while and I just can’t bring myself to enjoy the experience anymore. I really don’t know what it is.

Has anyone found an optimal target for AI usage spend per engineer per month? I'm trying to figure out what is overkill versus not enough. Or if spend isn’t the right metric, what is?

Going to start using these to boost review / feedback response rates 😂 @TheJackStrick @Ant__L
Started sending a picture of me and my wife when asking for reviews. The text now converts even better. Sent this text to 15 people and got 8 new reviews in under an hour🤝

Sounds like our prices are a breath of fresh air…
Doing demos of some @DealNav “competitors” makes me feel so good... Most are focused on parcel data and the CRM aspect is an afterthought and charge INSANE amounts of money (for mostly free data they are just aggregating). The one I just demoed charges 38,000 a year for PART of my market. Which is an annoying way to price - by market not per person so for 1 person or 100 people that’s the price. Do you want integrations? More than double for enterprise at 81,000 a year. The margins must be so good because he ended the pitch with they will buy out any existing competitor contract and credit it to whatever pricing they quoted you. 😂

You will: - be paid $200+ per new member you sign - be reaching out to & building relationships w/ developers, investors and brokers across the country (great way to fin a job!) - spend time w/ an active multi developer (me 😏) - learn the business / be a part of a fledgling protech start up!
